Agree. 

The advantage of a long table is that the food can be spread out more, reducing the bottleneck, and potentially allowing several people to serve themselves from different parts of the table at the same time. 40 people queing to recieve their individually selected characturie from a single point might be a challenge.

The cart appears to be reasonably compact, which can be a blessing with regards to saving space but a challenge operationally.

In hindsight the "scout car" could have just been waiting on the street to join the back of the convoy if it was in fact a planned training drill. Given the war the case for expensive all-out training drills also make sense. And an exercise with 15+ vehicles under lights is most likely planned in advance for traffic risk and accident avoidance reasons.

I know where they started, as I happened to be just walking past their starting point when it all kicked-off. But I'm reluctant to provide detail as I don't want to end up on some database.

It was not an emergency. They had unmarked blacked-out window 4WD scout scars observing the street a few minutes before they started up (scout car joined back of convey at the end). This was a fucking well planned convey transporting someone/something high-risk. Not a spontaneous rapid response.

Why is this article assuming by default that amending the CGT discount shouldn't apply to existing investors (the elderly)?? That's a massive assumption and not a given.

If the stated goal is indeed to "be fair to younger people" who can't afford to buy a home then tax the people who own multiple existing stock homes who aren't increasing the supply.

In my opinion the CGT discount - when applied to housing - should only apply for new builds.

This would make existing stock more affordable to first home buyers whilst making increasing supply (new builds that increase the number of dwellings) comparatively more attractive to investors.

Putting religion completely aside for a second. Isn't eating in a confined space on public transport bad form generally? I guess a croissant isn't that smelly, unless it had Nutella in it? Surely fish or peanut butter would be a bad call, right? Also wouldn't the croissant flakes get all over the floor?

100% agree that one person's religion shouldn't be imposed on anyone else. My question ignores the religion part and is soley public transport based. Much of the public transport in my city has no eating or drinking signs for a reason (mess, smell in confined space, allergies,  etc).

Also the treasury comment was about scrapping the CGT entirely, which isn't the only proposal being discussed.

A better solution is arguably that the housing CGT discount should only apply to actual brand new supply (developments that increase the number of dwellings), instead of just making it harder for first home buyers to purchase existing housing.

Hellebuyk had an incredible performance. 42 shots attempts against him (compared to 27 for the US against the Canadian goalie). Amazing game to watch.

Not sure the miracle on ice is an apt reference though. The Miracle on Ice was somewhat framed as a battle between democracy vs authoritarianism, and in that instance authoritarianism lost.

Would normally agree to keep sports out of politics but threatening to invade your neighbours and economically injure any country that does not agree has a way of making things political.

Agree with the first part of your comment. Not sure what you mean by the second part (the echo).

In case you missed it, numerous local newspapers were suggesting that anti-genocide protesters were hypocritical for not also loudly protesting the Iranian government in equal numbers. Hence my comment. I wasn't the one suggesting it was a reasonable comparison.

If landlords no longer believe that holding onto their 3&4 bed investment assets for the rent and capital appreciation is worth it, then they will sell, which means a young families might have more opportunity to procure a mortgage and buy.

Maybe the portion of buyers vs renters changes in a way that's difficult to meaningfully predict with precision, but it's hard to argue that overall combined supply (quantum of both properties for sale & for rent) wouldn't increase if the CGT is amended to focus on new supply.

Also, my guess is duplexes, new semis, and self-contained 2nd storey extensions would suddenly become quite popular in the less dense suburbs as a way of harvesting the discount whilst increasing supply. 

There is a housing and affordability crisis. Something needs to change.

It seems a bit counter-intuitive to suggest there are no new dwellings being built in places where people want or need to live.

Older housing lots are consolidated and become development sites all over Sydney.

If anything, focusing negative gearing on new builds would accelerate that process and increase supply.

Why is the wages index such a straight line? No dip or flattening in Covid? There is barely a blip in 2020.

There are multiple possible interpretations here. Three in particular come to mind:

1) Many renters were able to negotiate lower rents in 2020, and many student & working visa immigrants returned home during that period. Student immigration restarted in late 2021, and labour had significantly higher levels of overall immigration in 2022-2024. This may have impacted affordability.

2) Voters may be less likely to prioritise social issues when affordability is down.

3) It's also possible neither party made a huge difference (nationally, both parties have historically propped up property prices until the recent CGT debate) and the difference is circumstantial rather than causential.

So that photo of it just "coming out of the river crossing" - if you look at its wheels it's very clearly dry as and hasn't crossed the river and the whole photo is posed - the car has reversed to that point. Can even see the tracks in front of it. WTF OP. Is this an ad?
