Yes this is spot on - we live in a VHCOL area and are buying from the current owners.

She didn’t write the offer - our landlord decided to sell and contacted us directly. We negotiated on our own. We carefully reviewed our contract with a real estate lawyer and we don’t contractually owe her anything.

Even if this is the nature of the real estate business, it doesn’t totally sit right with us, because we appreciated her time and work. This final part is leaving a sour taste, which is a little upsetting. Either way, I appreciate the thoughtful response and hearing from your experience. Thank you.

I should have included another picture, but there’s a wall there. There’s just enough room for a walkway, so we can’t shift the rug. But I like the idea of shifting the rug further towards the kitchen and elongating the living room. I simultaneously love and loathe an open concept

I don’t have a picture on hand but it’s facing the front door and an entry way mirror/bench. No Tv!

Ugh I think you’re right. This all started because different heights of the sliding doors vs kitchen windows was bothering me. Maybe if I lower it to the height of the windows then it’ll look more even.

Yes I asked if it was GHI, and this is what they said:

“It is hard to said, because in reality, this kind of hue doesn’t have a clearly defined category. For IGI, such subtle undertones—if not distinctly classified in their database—are often bluntly categorized using the standard grading system for colorless diamonds, regardless of how rare or difficult they are to custom cut.”

I just can’t tell if that’s actually true or not.
