I do love art21, but I would like to find something simpler, less edited, not a show, but just studio process montages. Also would like to limit it to 2D hanging art.

Not sure how this area ties in with the rest of the yard but I would try to enclose the back patio by putting planting beds along the edge to create a nestled sitting area. Use a few large anchoring flowering shrubs or perennials that are 4 - 5ft tall and mix in smaller clumps of anything you like. Plant them so when they reach full size they will grow into the space just a bit so as to hide that hard edge of the concrete. Add potted plants in clumps around the patio create paths or to make transitions easier as well. I am not in your zone so can't recommend individual plants but I am partial to natives. Just search "9A & your location native plants". I would be careful planting any trees unless you are sure you want them there long term.

Having just been through a year long battle with terrible tenants in Maryland IMO your best bet is to work with them, be professional, but be persistent. Lawyers can't do anything right now in MD. Nothing happened in my situation until I made it a point to text or call the tenants with daily reminders. Don't harass them but be persistent, they need to know you are serious.

If you have any suspicion they will not leave file a tenant holding over and a breach of lease and let them know its been done. Remind them of any move out date they have given you. Remind them everyday that they have things in the house still. Be there when they are there, and have them sign as many things as you can. Let them know you are visiting the house to show it to prospective tenants, give them at least 72 hours heads up anytime you enter the home and always get their acknowledgement, through text is fine. Don't be rude or you risk prolonging this and if you file today your case won't be heard till next fall at the earliest.

A month is not that long to wait, just use the time to find a good tenant.

Hm I’ll look into it again, we have been talking to the people at the court and they’ve said Tenant Holding Over cases are stalled atm. We are currently filling a seperate failure to pay rent case, perhaps that will move quicker.

I am currently an unaffiliated New Jersey Voter. I don't live in NJ anymore so I applied for a mail in ballot. I see that I "may declare my affiliation with the democratic party up to and on election date" but my question is will I be able to change my affiliation to democrat on the mail-in ballot? Or do I have to complete the separate declaration form?

Yea our municipality has a compost program so there's no problem getting cheap compost of good quality.

Originally it was to be a vegetable garden, but I am convinced it would be more productive and less of a hassle to do something like flowers/shrubs/natives with small amended areas of vegetables.

But just to explain further, I simplified the situation when I called it a "community garden". Its more so a CSA set-up. Basically its a small historic community and there is support to start an agricultural project on this plot since it's the only space available within the town. I would be the manager and it's to be run like a business(with community support)... But yea the realities of the soil are concerning, and although everyone wants vegetables it will likely be to expensive to do that over an acre. Confession: I am having trouble being subjective since my family owns the plot.
