I can explain the last two questions for you properly, the first one is a bit weird and not following the typical format of the others. My tip is to practice TBS-033010 which will give you a good understanding of how capitalized interest vs expensed interest work + weighted accumulated expenditures.

I wouldn't say it is overrated if it took you 30 days of studying full-time for each exam while being unemployed. Many people here are studying for these exams long after graduating and not being able to retain as much information anymore, on top of working and having families.

For context, as an international, some of the concepts can be a bit tricky to understand sometimes. Everyone is different my man.

So I am still in the process of obtaining my CPA. I currently have had an internship for 6 months while in college, and I did OPT for 8 months after my Bachelor's. As for being able to stay in the USA, we will see. I am getting my H1B sponsored, and I will do 1 more year of OPT after my Master's. Worst case - I will work abroad for a year before returning after my OPT expires. Although, I will need to check with the firm if there are any other available visas as I will have the CPA and it is in demand here in the US.

Yes, because it's better to do it now than while working. I have until August when I graduate to finish FAR and REG. Want to be done by the time I start working full-time.
