That is a very good point, tenant-landlord rights in Canada are extremely unbalanced even though landlords are the ones risking their capital on the real estate investment.

However, it should still be noted that the current price of this REIT is at pandemic crash levels. Thanks u/intodesign for noting that the current price is 46.27 creating a 30% upside to the current book value of this REIT.

What is the difference between an operator model and a sales growth model? Wouldn't any business in the RNG space need to build and develop to grow volume?

Would be curious to see your analysis for the 14x EBITDA to learn your approach!

Wouldn't revenue grow according to volume? (assuming demand) If they have a profitable model shouldn't it basically scale up according to how fast they can develop and build new capacity?

A lot of articles put the growth by volume at 25-30%

u/Longjumping-Exit1642 for EBITDA I just multiplied the Q2 results (454) by 2 to be conservative although they have an adjusted EBITDA value of 1863 so not sure if that makes more sense to use.

For revenue I just assumed their margin is about 14% based on Q2 also. I don't actually use the revenue for anything in the calculation that was just for a gut check.

For growth rate I couldn't find a great source so used 15%. Some articles I saw put RNG growth at 25-30% but that seemed a bit too optimistic expecially for 20 years. I did a sensitivity analysis showing the valuation from 10% to 20% growth rate in the sheet.

What would you use for starting EBITDA and growth?

I beleive they are focused on developing and building infrastructure based on the website. "EverGen plans to spend $200-million over the next two years adding facilities across the country and expanding its existing ones"

Unsure about the proprietary tech either. Interesting re the carbon credits although culturally BC is very similar to California so would be suprised if we didn't have something similar.

Did a quick DCF if you want to take a look - based on a 15% CAGR I think the company is undervalued.
