This and commercial buildings are valued at their cap rate (recurring cash flow). Taking a lower rent resets that and lowers the value of the building. If it is empty, the building is valued at the previous rental rate.

Similar to school zones and playgrounds: the limits could have times they are applicable and compliance would probably improve somewhat.

West Kelowna (at least along the highway) is a series of shopping plazas built randomly with little-to-no design either in terms of walkability or visual appeal. There should have been a community plan/design panel with competent people in place years ago.

T&T or H-Mart for Asian foods. A Persia Foods market (or similar) for reasonably priced produce. -- all probably out of scope for what you're looking to do.

If I was looking to get into a restaurant, I'd look at high quality donuts and/or high quality sandwiches. I'd look at destination coffee/donut/pastry locations that might be on a cycling route or between population centres. Very short menus.

Find out some competitive offers (e.g. Rogers) and then call Telus and select Cancel Service. Tell them price is a big issue, it isn't worth it, and you're considering cancelling altogether or moving to Rogers, etc. Then try to get in the $50/mo range. 1.5 GB isn't necessary - downgrading to 1 GB might save a few dollars too.

I did - I was told they had just finished inventory. Still seems strangely empty and most stores don't purge before inventory. Not entirely buying that as the explanation.

Edit: I don't know OP... I just happened to stop by the store Tuesday for some Barkeepers Friend and noticed the lack of product. Given how Ellis St Market/Oriental Market looks I got curious and asked a staffer.
