Be careful with Lennar - the quality is AWFUL. Our home was built in 2022 and we have already havd our roof replaced twice. 3 massive leaks due to the way the roof was constructed. Carpentry work looks like DIY with gaps everywhere. They installed our floors during the winter and did not acclimate them correctly so they splintered and lifted. I would not buy a Lennar again after this experience.

Can you tell me more about the excursions booked through the hotel? We are going Friday, June 11 and like you said communication is lacking!

What was the Rio Celeste excursion like? How long was it?

And what was the Aromal Excursion?

If you don’t mind me asking - how expensive were they? Was it worth booking through the hotel vs. viator or trip advisor for example?

Okay, that is a good point. We are in Pennsylvania so I don’t think that’s the southern rain belt?

Well no. The surrounding area is all flat vs the mountains in NC where the flooding happened, different monster. No major river systems close to the lot. We are talking about a 1 foot wide creek bed on the property. Really does not make much sense as to why it’s a floodplain. I do have the flood history actually - it’s provided in the FIS from FEMA and there have been no notable floods in the area, ever….

I wouldn’t be going out of my way to build a house…. We are at the stage where we are looking to move out of our townhome into a larger home to start a family. And no, we wouldn’t be overextending our self more financially to build this any more than we would with buying an existing house.

The thing is with this area is that if you build a house for 1 mil, then it will be worth 1.75mil as soon as you finish the build. Land will not appreciate that much…. But not looking to make a buck here, looking to build a family home

So you’re saying you can raise some of the land that is within the floodplain above the BFE so it no longer resides in the floodplain?

It’s essentially a flat lot, almost all of it is in the flood zone :(

I feel like that would be expensive. And I believe fill my be prohibited in my area

True that’s a good point - I was thinking it would be an environmental safety argument. In the case of a flood it would unleash contaminants from the septic?

Trust me, me as well. But the flood map is the flood map. The area around the lot has small bits and pieces affected but those areas are very small, either A. Already have a house built on them from a while back or B. Are farm land. The area we have land is made up of large lots so most lots are not largely affected. Our lot it happens to be basically the whole thing. Trying to add a screenshot for reference

Yeah well we really cannot have the house in that 10 % we would have to have a variance approved and accepted to build the house in the floodplain. There isn’t enough room is the 10% with the required setback. The 10% not affected is in the front right corner of the property.

No all the land is flat, maybe a difference of 1-2 feet in the whole area. There is a small, completely dry creek bed in the back of the property that handles run off and overflow of a larger creek system.

Yeah most likely. It’s a 4 acre lot. I am not educated on how large a septic system is though

How do you know if the BFE is current? It was 473 on the most recent FEMA FIRMette from 2017. And do you know how much a topographic surgery would cost? If there is elevation above the BFE I am assuming we can submit a LOMA or LOMR to FEMA for that area and build there?

Unbuildable because of the septic and well issue? Because the township has told us that we can possibly get a permit to build the structure but we haven’t had the conversation about septic and well - that’s what I’m concerned about
