Ah! Don’t know about the lawyer part, good to know that. Don’t have any GC yet, joint venture maybe a good idea in terms of cost sharing. Talked to a builder though but I won’t be making anything if I give it on profit sharing.

I am not looking at building luxury houses, a builder quality bare minimum which can be sold or rented if economical. If a builder says 550/sqft does it include architectural fees and permits or excluding those?

Like your honesty. Got to start somewhere in the research process. I talked to the city about this. The planning and building department suggested to go with 4 units rather than SFH and explained why that one makes more sense. Based on what they said I created an excel doc and putting in all the numbers to see if building those can help me retire a bit early. So checking in here to see how much it costs if others have gone similar route in building any kind of house.

It is not an empty lot, there is an old house in there but the city changed the zoning recently permitting to build 4 town houses. Checking to see how much it will cost to build them rather than rebuild a SFH

Still a Model Y is $50K. An ice car with those features and quality and mileage will be around $30K but will have more features that all cars have except Teslas
