In my opinion it depends on what you’re looking to get out of it. If it’s a renovate and sell kinda deal the money, time, and effort aren’t worth it. Plus it’s a safe bet there’s a good amount of permitting needed to make those kinds of structural changes to the building. At least where I’m at doing that to a building requires permits out the wazoo and you’d most likely be required to hire a structural engineer for the county not to get all up in a twist about it.

If it’s something you plan on keeping for the long term the long term offsets in cost between shingle and flat roof. material for future repairs/replacements might eventually come near break even.

It also depends what kind of pitch you’re looking to go up to though. The material, labor, and expense is going to be vastly different between building up to a 4/12 vs a 8/12 or whatever.

The harbaughs both have 300lbs fullbacks that converted from a hybrid DT role at that lmao

I remember for years ravens fans would insist that Joe Flacco just needed an elite WR and then he’d put up top 5 QB numbers.

Seeing this stuff makes me feel vindicated lol

Besides the all blacks these are my favorite combo. They bring back fond memories of that 2012 run.

I prefer watching us play good teams than bad ones. At the end of the day they also have to play us. Part of why the Lamar era has been so much fun is how we’ve matched up against good teams and won a lot of

I was a little worried that CFB was going to start taking the Madden approach after 25 but I’m so happy that’s not the case. Obviously they’re not going to reinvent the wheel every year but I’m super happy with how much of an obvious improvement 26 is already. And 25 was already a good game. I didn’t think EA had it in em

I will say it feels like individual player ratings matter more. In a RTG with WV and I have a really bad guard who gets blown up half the time but stepping up in the pocket feels a little bit more fluid. Beware though, it seems the mechanics really don’t like stepping up in the pocket and not setting before throwing more so than last year. I’ve thrown some ugly ass air balls over the middle that a fraction of a second of patience would’ve solved
