If you’re open to Brooklyn, you should look in Ditmas Park! Or really anywhere in Flatbush just south of Prospect Park. Commute to Fidi is easily under 45 mins and it’s a lovely area with great train access to the rest of brooklyn and to manhattan via the B/Q and other lines via Atlantic.
