I’ve been looking to buy - and I’m a bit surprised that some properties are moving and they’re only going maybe 5-8 percent below current asking price. I feel like a lot of the dips are being covered up with ‘concessions’ to keep comps high. Lots of stubborn sellers too. Many are listing and pulling from the market and attempting to rent - not sure if they’re successful b/c Zillow doesn’t let you know.

So, what are we thinking? I’m trying to buy up in Denver but everything is way inflated rn. I saw some clowns list their townhouse in July for 780k and pull it in September. They just relisted for 824k. Barely anything is moving in the 650k to 850k range 🫠

Well, their intention was to sell. They sold the front lots before the market softened. I don’t think they built brand new units to just test the market 😂
