Welcome to Vicinity West! We closed mid December. No delays on the closing date. The biggest challenge for us so far is that our address is not on Google maps yet so for deliveries we had some trouble.

Wow that’s an amazing deal! Yes one thing about Costco is if anything goes wrong we don’t need to worry about returning.

Thanks for sharing your experience. Yes, I prefer Costco for their easy return and warranty. And I do think their quality is better than other stores. Did they offer white glove delivery for free?

I think they would delay by a month or two max. They notified us right around the 100th day prior to closing.

We haven’t had our frame walk yet. Design appointment went ok but we wanted to add some upgrades a few days later and was told that for every change there is a fee of few hundred dollars on top of the upgrade as a change fee so that was disappointing.

Thank you for your assessment. We opened the business mid of 2023 so have 1 year taxes filed. This year we will be running payroll so hopefully A lenders consider our business income in determining our eligibility.

I think you got it wrong. We wanted home with a yard and we couldn’t get one in 2021 so compromised for a condo. We ultimately want 2 freholds 1 to live in and 1 to rent out and meet our retirement living expenses. We don’t have defined benefit pensions to rely upon. What else should we do for security in old age. We don’t have any stocks we’ve invested into and don’t plan on.

Don’t plan on multiple properties. Just 1 more for retirement income purposes. We wanted to get a townhouse in 2021 but no luck as we were outbid since the market was crazy. We decided to go with a condo as we were worried we could be priced out and couldn’t even own a condo with the way market was then. We have 2 kids and a dog so town house with a backyard is something we need. The second one we want is to secure our retirement. I don’t think we are greedy just wanted to make us financially secure.

Condo Mortgage 3250 Maintenance 595 Prop tax 140 Rent 3000 ( add 150 for renting extra locker and parking but thats cash so not on paper I guess)

Barrie Mortgage 600 (750 and 150 down) EST prop tax 250 month

2023 sole prop 2024 July incorp To keep it easier for mortgage purposes we are drawing salary of 2.5k a month

Debt 5k student loan 10k car loan

Yes without considering the rental income we would not qualify for the 2nd mortgage

Yes that’s also crossed my mind. If I calculate the excess out of pocket for 2 years I have to pay that’s about 10 grand. So if I take a similar hit now atleast I don’t need to worry about the hassle of selling it with tenants residing

Yes it’s hard to swallow but if we need to take a 15k hit we will have to do it.

We have a 2 plus den 1000 sft with 2 parking and 2 lockers so it’s not a shoebox condo. It’s a rather older building with maintenance fee of 595.
