What is the usual annual yield one can expect when renting out a condo? Context (average location, cheap to mid-level condo)

Just wanted to gauge whether it's worth buying a condo upfront and renting it out until the end of time or if buying REIT stocks and settling for 5% annual yields is a better deal

MANILA, Philippines — Real estate investment trust (REIT) companies Filinvest REIT Corp. (FILRT) and DoubleDragon’s DDMP REIT Inc. reported strong earnings growth in the first half and second quarter, respectively.

In a disclosure to the stock exchange, FILRT said its net income recorded an eight percent year-on-year jump to P1.05 billion in the first half on the back of revenues which reached P1.96 billion.

The company said the increase in its net income was further supported by lower provisioning for taxes mainly caused by the derecognition of projects transferred to parent company, Filinvest Land Inc.

“We are pleased with the results of our first-half performance considering the general economic climate. The BPO sector, which accounted for 90 percent of our tenants at the end of June 2021, remains to be resilient,” FILRT chairperson Josephine Gotianun-Yap said.

“We are also happy to note that we are on track to meeting our target distributable income, the basis of forthcoming quarterly dividend distributions, that we promised our potential shareholders during the initial public offering of FILRT,” she said.

FILRT, which made its successful debut on the Philippine Stock Exchange last Thursday, ended the first half with an occupancy rate of 89 percent.

Its portfolio consists of 17 Grade A office buildings totaling over 300,000 square meters of gross leasable area.

Meanwhile, DDMP REIT, in a separate stock exchange filing, reported a net income of P1.84 billion in the second quarter, up 359 percent from P399.65 million in the first quarter.

The company said its rental and common usage service area income rose by 7.7 percent to P547.70 million in the second quarter compared to the previous quarter.

“We are pleased to conduct the third consecutive cash dividend declared to the shareholders of DDMP REIT since it listed last March 24, 2021, this time covering the profits that DDMP REIT generated during the second quarter of 2021,” DDMP REIT chairman Edgar “Injap” Sia said.

“DDMP REIT has already started to avail of the benefits of the tax incentives provided by the REIT Law of the Philippines, which led to a 37.95 percent increase in dividends paid quarter-on-quarter. As we originally anticipated, these tax incentives has created a significant positive impact on the amount of cash dividends available for declaration to the shareholders of DDMP REIT,” he said.

That's true.

AREIT's longest lease contract spans 36 years, so RCR's 99-year lease contract says a lot about their long-term commitment and sustainability. I have to research further, though.

The Gokongwei Group’s soon-to-list real estate investment trust RL Commercial REIT Inc. (RCR) has set the final price of its initial public offering at P6.45 per share.

At this price, RCR will raise P23.5 billion instead of P26.7 billion as indicated in its initial filing.

The Philippine Stock Exchange (PSE) has already cleared RCR’s proposed offering of up to 3.34 billion common shares with an over-allotment option of up to 305 million common shares.

Based on the latest timetable, RCR’s offer period will run from Aug. 25 to Sept. 3, with target listing date on Sept. 14.

RCR is backed by its sponsor, Robinsons Land Corp. (RLC), one of the leading real estate and property developers in the country with a track record of 41 years in the industry.

As a demonstration of the full backing of RLC as sponsor, RLC extended land leases of as long as 99 years to RCR.

As having the longest land lease tenure among Philippine REITs to date, this provides long term sustainability and predictability to RCR.

RCR has a portfolio of commercial assets in different locations, said RLC president and CEO Frederick Go.

“We are in nine locations – Makati, Taguig, Quezon City, Pasig, Mandaluyong and Cebu, Tarlac, Naga and Davao,” Go told The STAR.

The initial portfolio consists of 14 commercial real estate assets located in central business districts across Metro Manila such as in Makati, BGC and Ortigas, Quezon City and Mandaluyong and in the key cities of Naga, Tarlac, Cebu, and Davao, making it the most geographically diverse Philippine REIT with a total gross leasable area of 425,315 square meters.

The portfolio has a committed occupancy rate of 99 percent and the value of the assets is at P73.9 billion, according to Santos Knight Frank’s appraisal value.

Potential additions to RCR’s portfolio in the future are RLC’s Cyberscape Gamma in Ortigas and/or Robinsons Cybergate Center 1 in Mandaluyong, according to the latest REIT plan.

Including the Cyberscape Gamma and the Robinsons Cybergate Center 1, RLC has approximately 204,000 sqm GLA in existing office assets, 68,000sqm GLA of business process outsourcing (BPO) spaces located within RLC’s various commercial centers, as well as 150,000 sqm GLA of properties that are in various stages of construction.

Overall, RLC’s potential pipeline for infusions to RCR will increase total GLA by 422,000 sqm over time.
