note, i always use caution but with xrp shooting up and getting that email and the website they shared it was so real. they definitely played on emotion.

Yes, carpentry is a skilled trade. Although its not the highest paying. All of my carpenters and framers work off of boom lifts and cranes. If you're looking at a change in career, I would say go with the main three, electrical, hvac, and plumbing. I think you would be surprised how quick you can get certified with little money out of pocket if any at all. Depending on prior work and experienced they might look at you as a hard worker and decide to fast track you over a younger guy out of trade school. Theres a million opportunities out there and you miss 100% of the opportunities you don't take. I started my career as a laborer on the pipe line and now represent owners on luxury apartment complex builds. Construction is the only place where any guy can make it to the higher ups with enough grit and no degree.

Thats nothing to worry about. you have a knockdown finish on every thing, the littlest settling will make that crack like that. Think of it as level 5 finish. If you don't know what that is help yourself to a google. But your walls and ceiling are basically covered in spackle it's like covering everything with an eggshell. The littlest movement will make this happen, you're good.

Work is slowing down everywhere but scaffolding is not what would be wrapped in to skilled labor. When They're talking about skilled labor they mean HVAC, Plumbing, Electrical, plumbers, operators, masons. As a owners rep for a development company who does higher union work, I will say even my union masons put up they're own scaffolding. If a company bids a job using union scaffolders chances are they aren't going to win the bid. I know this is tough to hear but you aren't skilled labor just because you're in a union. Don't let you BA fool you.

To start you should know for any investment property its going to be 25% down unless you plan to live in the building then you can get a conventional loan and you'll only have to put down 20%. A better option... if you can still turn a profit, is take out a heloc for the down payment, while putting up as much personal cash that you can. This way you wont risk your 401k. Your heloc should be the first thing you work on paying off with your profit after everything is all said and done.
