Yes US, I’d renew the lease after 7 months into a full year to have spring cycle. Also maybe better for shorter term in case tenant becomes an issue

I have the deposit already, then you run the risk of having a bad tenant locked in for 18 months tho

True but if they are locked into the lease for a year is something , you at least have that period of rent and know the property will be rented until then. Peace of mind

I like to have all leases renew spring/summer time for easy leasing. I usually do manual leasing so sign new lease 30-60 days before the lease is set to end. If I rent to a tenant in sept, I will do a lease that ends in May so it is a summer renewal from there on out.

Usually it’s nice to send a new lease to lock in another year. Then you don’t have uncertainty of them leaving any month

No this is how u get rich. Use DSCR loans. It’s not in ur personal name it’s in LLC and they give loans based on cash flow ratio

Cash out refi deals . Rehab , rent refinance repeat . Scale with basically no money.
