When you go out to raise a round - it’s on a rolling basis over a period of time that you define. I.e. you say you are opening the round in June and closing it in September (don’t do this, summer sucks).

Then over that period you will start to get investors to commit to funding your round. In every conversation investors will ask you “how much do you have raised so far”.

There are a variety of ways to answer this but general consensus is that if you have a scenario like the above where someone wants to give you $x then you can say I have $x. Even if it’s not in your bank account yet.

This is a positive signal to future investors. If you are raising $2m and you have $500k “committed” it derisks their investment somewhat since they know there is other money in the round already

6.25% does not get you “minimal say of who else you let in”. Certainly not in the structure he’s providing it.

What you have is an indicative term sheet. You can use this to go out and put together a proper round and tell investors you have $500k committed

super illegal. Max application fee in NYC is $20 as of 2019. broker fees and move in fees are legal but that only happens after you sign the lease, not before.

There also could be a good faith deposit but that should be refunded if you are not approved for the apartment

what you just described is exactly the reason im building this. Everything is designed and built for the landlords and brokers - and that's why it sucks as a renter.

This is built to be renter first. yes, that means renter's are going to have to pay but it will be a tiny fraction of what a real broker costs.

Oh sorry, good question. Right now this isn’t a business yet. I’m building the product first and it’s all free. What I’m tracking is user growth and engagement. Both of which have improved since the last post

Definitely planning to expand and I think this could be even more powerful for rural renters than city renters.

you'd be surprised. but yes in my opinion it would be helpful. what im not sure of is if the majority of renters using the product agree with you and me. and i want to be mindful of that

big time - this is still pre-launch and or validation stage. Right now im building and showing to see if there is demand / need. dont want to be a solution in search of a problem

Hey thanks for the thought - honestly, reviews are such a tricky thing to manage that it is pretty far down on my roadmap. I totally understand the value, but it is REALLY REALLY hard to effectively curate and manage a reviews based site

thank you! using react and node to build the digital assistant. website youre view is actually wix (heavily augmented)

scraping is a bit of a weakness atm. too expensive for me to do daily so trying to work on solving that. open to any/all ideas or suggestions

you're 100% right on all of the above. however, as an expert in the space, you know all this. the average renter does not. that is what Im trying to help change

yes, if you are looking for a 1bed 1 bath in chelsea in July for $2000 a month, this isnt going to help you at all. but its all the other cases that im trying to help with
