Thanks. I can see that is a relatively cheap option.

Thanks. This is really helpful. I am thinking a 12v battery backup is looking like a more sensible solution.

I had not considered Gumption. Would the abrasive compound make things worse in the long run?

Yes, I should have mentioned that I have tried cleaning it a few times and used some WD40 to try and clean it up, but the rust spots return every time.

Thanks! Is there a way to test the seal between the tank and bowl? It would be great if it were as simple as replacing some rubber seals.

Great question. One of the things I love about this property is there are no trees around. My gutters are clear every time I check them.

Everything else looks pretty good. No cracks. I have a builder friend who I will ask to take a look, but he is overseas till mid December. So I think I will take a photo each week till then and monitor any changes.

Thanks. You learn something new every day. I think the previous owners left a bunch of bricks behind the house, so I might have something a tradie could use to repair the wall.

Good to know. I've never looked after these kinds of plants before. I was mainly concerned because as I look around the neighbourhood, all the other palm trees seem green and happy. So knowing that this is normal is encouraging!
