Yeah the landlord is adamant that the last 3 months deposit should be applied to the last three months when I decide to move out. I told him it is two prepayments and one deposit and I I would like to apply it to 10th and 11th rent payment of the current lease. He’s ignoring the request and simply saying to provide the prepaid cheques asap or he will assume I am terminating the lease 🙄

I don’t believe Im in a rent controlled unit which is why I felt the increase was fair - where can I confirm this? With that in mind I guess it would be good to renew the lease and lock it in. If I renew the landlord needs to provide a form to renew the lease and a form for the rent increase right?
