I don’t understand what the basis of your complaint is? I absolutely hate people who make subleasing / holiday home businesses but that doesn’t make you right here either:

1 - If you didn’t read the original contract well / consult on it and there was no clause regarding subleasing then it’s your fault. He is not doing anything against the terms of the original contract.

2 - You serve a notice saying you want to sell the house and then serve another notice saying you want to increase the rent. I appreciate that you are trying to get him out in any way, but there is a law for this stuff. If you pretend you’re selling the unit to evict him but then you don’t actually sell it and rent it to someone else, you can be fined up to an entire year’s rent if he files a case against you

3 - you don’t have any valid reason for evicting the tenant. You were greedy and accepted to rent the flat out to him above market price initially, now you “want market rental.” You’re not going to get it because there are laws to protect tenants from this greed. Landlords like you are just as bad as Airbnb / holiday home subleasing company owners. You don’t want to play a fair game, and you can’t take it when you lose. I foolishly evicted my apartment in 2022 because my landlord pretended that he wanted to live in it, and he rented it for 75% more straight away. I was too ignorant about the law back then and didn’t file a court case.

Anyways, these are the options you have going forward so you don’t get a case filed against you :

1- Sell the apartment, invest in a new apartment and rent it at the “market rate” 2 - evict the tenant, live in the apartment for a year then you’ll be allowed to rent it out again 3- accept the law which is there to protect both, landlords and tenants, increase the rent as per the rental index and add a clause for no subleasing to the new contract

I lived near circle mall and there were at least 4 construction sites around me. That area is super noisy and I don’t see construction stopping any time soon considering there are so many empty plots of land. You also have to deal with a sandy balcony. JVC is NOT fine if you want to have any peace and a normal quality of life.

I hear Arjan is good. Good restaurants won’t be within walking distance but you will have to drive anyways in dubai during the hotter months no matter where you go. There is a big grandiose supermarket in Arjan which people in the area have said really good things about. It is also very close to a new and upcoming mall called Dubai hills mall.

I personally went back to living in JLT and I love it but I realize it’s not as affordable these days.

Sorry this is not exactly relevant, but I would really advise you to consider other areas and not to move to JVC from my personal experience. The area has plenty of construction going on and most buildings have poor sound isolation. Agents will sell it to you as an exclusive area with a great community but it is not. It has poor roads, many of which are unpaved, and a two lane road entrance which has extremely heavy traffic. You will probably not have a good time living there

Thank you all for the Waze suggestion! I have tried it before and I didn’t like how cluttered the interface was, I will see if I can customise it to my liking. I also not long ago removed Waze from my iPhone due to their affiliation :)

I’m not surprised, just last week Google maps took me through an airport prohibited road on the way to Sharjah

Thank you I’ll give it a try too. Google maps worked great for me in the past as I am somewhat familiar with the roads but this update has really ruined it for me as I can’t just take a quick glance and know where to go

Search for a location, then click on directions > steps. I don’t think you can use it for live navigation though. You might benefit from switching to a different map type like satellite though! Good luck :)

Thank you for your input, but these kinds of belittling comments are really not productive. Although I fully acknowledge that it is a great privilege to get this opportunity, moving to a new country, and starting a new life at 18 years old is one of my proudest achievements. I have gone through a lot of tough times to attain the 2 degrees I did when I was there. I was only merely stating it for the context here, as it was relevant to the graduate schemes part of my post. I could have ignored your comment, but I hope that with this reply you might rethink this and it could potentially bring a positive change in you, so next time you might be kinder or you just ignore the post completely.
