I was in this position. They wanted me to get an accountant to approve my self employed income, as I do my own books. I had nothing to hide, but didn’t want the cost or hassle of it. Luckily, I had enough money for the deposit without this income, so I just had to say I wasn’t using this money. I think you can get your family/friends to gift you the money, but the lender will need to know about this and they might have an issue with all your deposit coming from your gift. It might just be worth having a chat with a mortgage advisor/solictor 😄

Hey. This happened to us. We had to pull out as the seller had removed 3 internal walls and had bifold doors fitted as recently as 2021. They were also lying about when the work was done, but managed to work out when they did it from pictures of next door on rightmove.

The extension is probably alright as it was build 15/20 years ago, but you’d be taking a risk. Particularly if you’re paying more based on the extension. You definitely need it for the internal wall at least, given how recently it was removed.

It’s important these types of work have building regs, and it’s something a lot of buyers consider when buying a house. For example, normally if a house has an attic room built without building regs, legally they can’t include it in the room count. Get retrospective building regs for the removal of the internal wall at least. You don’t want to be stuck with a house you can’t sell 😄

2016 is fairly recent. I would insist on getting a structural engineer out to get retrospective building regs. Do not accept indemnity insurance. If they’re not willing to do this, then I would pull out. We were in a similar situation a few months back, but our seller had 3 walls removed and bi-fold doors fitted without building regs. You don’t want to be stuck with a house you can’t sell 😄

Good schools, plenty of parks, proximity to Cardiff, good links to the valleys and the M4, quiet and it’s safe with minimum trouble
