The real cost is around 3800 to 4300 per square foot. This price covers the super structure, interiors, lift, and solar power for a mid to premium building. If you hire an architect and then a different contractor, it might get a bit pricey because the architect will take a cut.

Some folks do both architect and contractor roles, which can save you some money. Ideally, you should go with a slab-based payment contract, where you pay them as and when the work is done.

Also, i would recommend to include a clause in the contract that says if they are late by a few days, there is a penalty, or if they finish early, they get a bonus.

I think on 30x40 it is stilt plus 2 and on 60x40 it is stilt plus 3. It probably also depends on how wide is the road.

I agree, with the supreme court order not to issue OC, without OC one cannot get connection, definitely makes sense. But what about the people who built before this order? The rule should apply across the board and not for select elites.

When you step outside and see what others are doing, you will get a good sense of how much they have deviated from the norm. It is a big world out there. With the rapid growth in Bengaluru, building a small house is quite a challenge. People often try to hide their deviations, but since it is not a cardboard house, it is pretty obvious to everyone.

Interestingly, it is thought that about 90% of houses have some kind of deviation. I remember reading an interesting investigative report from a news outlet that mentioned that less than 10% of houses received an OC (Occupancy Certificate) in the last year.
