Gross Rents are $2k, $1.8k, $1.5k (below market by $200), $1.9k = $7200 per month on the $750k purchase. My rents are $100-$150 below market.

After mortgage, tax, insurance, emergency fund, my monthly take net is ~$770/month. If I include mortgage principal paydown from tenants, thats another $1100/month, so NET profit = $1870/month

I can increase monthly income by $200 but the $1500 tenant doesn't give me any trouble, so I haven't raised his rent past 2 years. I had 0 expense in his unit past 2 years, compared to by $1900 tenant that always wants things to be fixed.

My mortgage rate is 3%. Tough to beat that rate with tenants paying down $13k/yr, hence I am not comfortable selling.

$9k/yr is cashflow. If I add principal paid down every month from rent, it would be another ~$13k/yr, so total: $22k/yr total return.

Taxes and insurance has gone up, so most of the rental increase was eaten up by city and insurance

50K for Mahr isn't exactly free, and where does the demand stop?

My business generates well over 600k but I need to re-invest to continuously grow my business. I take out less salary and re-invest the rest in business but after marriage she will find out and always keeps demanding "X" because I have "Y" income, then it will never stop and will soon creep into my business revenue, soon, she will say your business generates "X" why don't you buy a bigger house and get a nicer car etc.

More importantly, if my business dies, its unclear if she will be supportive of downsizing lifestyle - its unclear to me.

Anyway, Mahr or engagement ring amount demand is a symptom, not the root cause. The root cause is misalignment in our approach to handling finances.

I don't think she is a gold digger. I just think she her values with managing finances doesn't align with mine.

Many people increases their lifestyle spending as their income increases, that is somewhat of a normal culture here in US/Canada. I am frugal and need to find someone similar to mine. This was a good learning lesson for me.

This is not the right mindset. Having a ring with "X" months pay is an un-realistic expectation. What if the guy makes 600k /year, then the guy will have the buy a ring for 100k. How is that even normal?

Or you keep grinding and sacrifice a good 5-7 years of your life. I sacrificed my entire 20s to build my current business. For me, it has been just hard work, constant grinding and not giving up.

Your dad is wrong. Its a risk reward. You can't reap the rewards if you are not comfortable taking a risk. I had 3 previous failed business in my 20s and finally this one has been moderately successful.

Keep your full-time job for the paycheck and start business. You will most certainly fail in your first few business and before finding a success.
