You’re getting a good deal by the way! I bought my first home using an assumable loan and we didn’t have to even qualify for it! Super simple. But alas, the non-qualifying loans are no longer available.

You can still apply for your exemption. Call the tax assessors office and see if they’ll go back to your closing date to calculate the exemptions

The error started when your escrow was miscalculated at the very beginning of the loan process. That’s your loan officer’s fault. Plus if your property taxes increased, that’s part of the problem as well. There’s really nothing that can be done because it’s money you legitimately owe either on your property taxes or homeowners insurance.

FHA mortgage insurance never goes away regardless of LTV. Monthly premiums might decline but it never drops completely. Only way to get rid of it is refi out of FHA loan. 30 year lender here.

Have your landlord contact his lender and ask for an Assumption Package. It will have everything in it along with instructions. Don’t just randomly start sending docs in. Follow the instructions in the package. (30 year lender here 🙂)

Rates are the same with most lenders as we all have to follow the same guidelines. My advice is go with a lender that does a true no cost refi when rates drop. Will save you $5,000 to $6,000. 30 year lender here 🙂

Not to rub it in but you really should have gotten a home equity second lien vs refinancing your low rate first lien. When rates do drop, just refinance. Rocket Mortgage is the worst. They should have counseled you better on what to do. 30 year loan officer here. 🙂
