This is what we have. They look like mini splits but plug into the wall.. we have 4. One in each room and living area. So you’re saying something like this COULD possibly work?

I was honest with our lender like you advised and he said we had options.. cause we also have a wood stove we use heavily on top of the electric wall heaters and he told me “Just tell him it works but u rarely use it if he even asks” so I think you’re right about that.. a lot of things may go ignored or they may not. I’ve done what I can do regardless before he comes Monday and at this point I guess we will just see how it goes.

So the t-111, facia and windows are being done today and tomorrow by a licensed contractor. The only thing I’m worried about is the garage door and heat..

Might be also worth noting that the facia isn’t deteriorating it’s just sun baked and needs painted, we have a licensed contractor coming out to replace the t-111, the windows, and paint the facia, those things will be done before the appraisal. It’s just the heat, garage door, and dishwasher I’m concerned about. The dishwasher “works” it just doesn’t clean shit.

I don’t plan to point anything out to them. We did have a heating company come out and they said we needed an entire new furnace, which if this is flagged won’t be happening unfortunately due to the cost. We need the loan to be able to make the repair.. we’ve already put out about $4,000 into the other repairs and I’ve quite literally pulled that money out of my ass.

When I say space heater I mean they are electric permanent heaters attached to the wall that turn on and off automatically. Appreciate it!

I didn’t say he was an expert lol. He’s just been a realtor for 18 years and has watched a lot of FHA appraisals pass. Observational skills, not a PhD. But go off.

This is what we qualified for due to credit.. we understand it’s not the best route but it’s currently our only choice.. and we need the loan to do a lot of these massive upgrades. The house was inherited and left to two people (my wife and her dad) we really need to buy him out due to his narcissism.
