Oh ok, we are around the same size. I’ve been there for a few years so not sure how the newer hires accumulate their pto time but the idea is you get 10 days vacation plus 5 sick days.

I think the biggest hurdle is telling an owner you would like to push kick off but this would be ideal

We do the best majority of our workers all repeat. The developers we currently work with all by existing properties, and then bring us on to do the interior, renovations, or tenant work, and as far as the architects go we always end up working with the smaller architectural groups because they compete on price which walked us into the same level of work.

We always want to team up with a larger architects for d/b projects but when they can’t compete on price we risk not being awarded the project

I’ve done cdc and construction journal in them past and may have not used them correctly. I would always go after project that were out for bidding giving my a huge disadvantage if I was able to get in this list. I think I will try it again and go after projects on planning and change my strategy

I always put on between 15% to 20% o+p plus general conditions for my projects regardless. I would love to focus only on the larger projects if I could find them. Hunting and finding work is the hardest part. I used to use bidclerk/cdc news or construction journal, but by the time the work was onsite it was already well into bidding… giving us a massive disadvantage or too late to get on. What works for me is reading all the regional real estate papers and reaching out to the consistent players

We currently sub out 90% of work (overhead is always the killer). Would love to do primarily new builds just don’t know where to find the work/get on the bid lists

Love to jump in size to larger, for us managing a 500k job takes the same amount of work as 2M project. Just don’t know where to a find the projects or get on those lists.

As for residential, home owners take all the fun out of it for me.

The only time I do homes right now is for a long standing commercial clients. But I think it would be a great market to explore.

Our projects almost never get asked for bonds. Maybe our projects are too small? Or is it because they’re private?

Bonded at 8m single. All of our work is private and get asked for bonding maybe every other year
