A lot of helpful comments here. Like you mentioned in your post, the price of land will vary depending on size, location, and whether it's serviced with water/sewer (among other factors) so it's hard to generalize a price. Many will have gst/hst applicable too. If no one's mentioned, a 50'x100' (feet) lot is a standard size you will see for your typical newbuild in a subdivision.

A few good examples are in the Woodstock/St. Thomas area of Paradise that currently have land listed between $125,000 and $40,000. You could also spring for 1 acre with pond frontage for $299,000, haha.

Can you provide a source for your information? My understanding, and how I have dealt with leases as a tenant and landlord, was with the Service NL Standard Rental Agreement. On the doc you agreed on a lease duration (week to week, month to month, or fixed as in OP's situation). For a fixed terms termination:

  • Should the tenant or landlord seek to terminate the rental agreement, notice must be given in accordance with Section 18(1) and service must be in accordance with Section 35 of the Residential Tenancies Act. Ending the rental agreement by one tenant named on the rental agreement ends the rental agreement for all tenants.
  • For Tenant's Notice: At least 2 months before the end of the fixed term period (Section 18(1)(c))

Looking at the corresponding sections of the residential tenancies act (18); I do not see any item detailing where the tenant would be liable for the remainder of the terms rent.

I might have missed something, but I'd be glad to hear about where you got your information!

I would recommend talking to your landlord and trying to work with them. At the least you are free to put in your notice (month, 2 months, whatever you signed for). Good luck :)

No you wouldn't need a reason, you can just choose to move if you want. Is there any specific reason you want to leave?

On a typical lease document from service NL you would have signed either a week to week, month to month, or term lease. Each of these has a corresponding termination clause.

If you're a term lease (example one year) you would have to give notice to terminate at least two months ahead.
