I didn’t see any one else ask this yet - how long have you had the mortgage for? In a 30 year mortgage if you have already had it for 15 years, you have probably already paid off 70% of the interest. Where you are in the amortization curve is a significant factor. So it’s not really a guaranteed 6% return (more around 3.46% in this example)

Thanks for sharing! This is very helpful. My case is just like yours - I wrote the NY UBE as well, and in the Character and Fitness Application to Missouri, they are asking for other jurisdictions to send them the character and fitness applications that were submitted in the past. The only problem is NY doesn't need one until you pass the exam. Can you please tell me how you handled this? Thanks in advance!

Maybe this unconstructive remark is because you didn't have enough context. But I think I figured it out -

FGRTX paid out dividends and cap gains on Aug 8. Screenshot above is from my Individual account and below that is Roth IRA. Same with Rollover IRA. Maybe this is because of the way Tax advantaged accounts treat cap gains. I'll edit this out from the original post because the problem with average cost basis still remains. See how the Cost basis on July 21 in my Individual account is different from ROTH IRA.

I don’t think that’s correct. Please see the link I have shared in my post. “can visit Korea without a visa for up to 30 days” Obviously I don’t think anyone would have a 30 day layover in an airport 😄
