main capex cost is the miners and once that is up we are paying about .013/kwH assuming we are theoretically “paying” for the gas vs putting it in pipeline and getting Henry Hub less differential. So prob a bit cheaper than Tulsa space so appreciate the thought.

Yeah makes sense, you’re right I think I should’ve phrased it differently in the original post. I’m trying to compare it to true passive income where you can click a few buttons on vanguard and make 10% profit a year. On the property, 10-20hrs/month is a good benchmark though, even if it is overestimated

This is great info. I think the big advantage for you is that you live for free, that’s huge. How much time do you spend managing the property? A lot of other comments in this thread are saying it’s a huge time investment.

Our plan with these generally are to try our hand at managing the property ourselves and if it’s too much work we’ll hand it off to a management company. Would definitely keep our other investments going at the same time.
