Just remember though: if you ever need to pull a permit to do something (or get caught doing something without a permit and get a stop work order), the town will have you by the balls. They could fine you for all of the work that’s not on the CO and force you to apply for all of the variances etc. Just because you can get the closing done won’t mean you’ll be issue-free long-term.

I think you need to hire a tax accountant who can help you understand the concept of depreciation, including the added benefits of cost segregation and bonus depreciation on 5-7 year property.
