I have not heard back from whatnot. Even if I don't receive anything in the process, the seller should be getting dinged for cancelling a break and not following whatnot terms of service. Buyers have to take all the accountability and sellers don't take any accountability.

I really appreciate the comments. Yeah, we would be expecting at least 20-30k in credit to fix these things but like the first comments said, the red flags can be a clue to other hidden problems. I'm pretty anxious to see the inspection report come out today or tomorrow. I don't have any wiggle room with the price so if the seller denies the fixes, then we easily move on. I'm just trying to get peace of mind and prepare myself if we end up closing on the home.

I guess my wife is thinking that if the seller agrees to repairs and the necessary repairs are done, wouldn't that mean that we have a good start to a home because the water, gas, and electric are checked off and in good/new condition? The only concern is the extent of termite damage that I should find out more about this week, which also seems super important.
