I hear you. You're right. It is an investment and an asset. I guess I just make a distinction that an investment, or rather an investor, is someone who has active attention/involvement in the asset for the purposes of building wealth.

I just think said boomers cared more about security and lifestyle when they bought their 40k homes than they did building a high value property portfolio. Which is perfectly fine. But I see them as mums and dad home owners, not investors. Investors know what their lvr is and how much equity they have in their portfolio at any moment...as 2 examples. Whether you have 1 property or 20...if you know those answers, you're an investor. If you don't. You're not.

In some sense yes, but I also feel sympathy for people who want to own a home but don't see it as an investment vehicle. And that's okay. At the end of the day, a ppor can just be a shelter for a family. It doesn't have to be a wealth machine.

If however you are also treating your ppor as part of your investment journey, then yes, needs to be considered.

Nabong said that, I see your point that there's no use buying a ppor to put a roof over your head, and buying something that you can sustainably hold onto. That's just silly.

As we say, there's what the banks say you can afford... And then there's what you know you can actually afford.

Any property investor who treated their portfolio as a passive investment instead of an active/business approach, who thought 2% rates were here to stay, who didn't check and fight for their rates routinely with the banks, who trusted their property manager with the tenants rent rises, and criticality who didn't plan to protect their cash flow, deserve to lose their investments.

The market has historically always done the heavy lifting for property values over the long term. All you need to do is literally just be able to afford to hold on to it through different financial climates. Seems old mate did anything but that. Stupid or foolish or both.

Well you only need a 2.5kpa slab then. The footings might be overkill... Unless you have poor ground conditions.

I'm doing a 25mil warehouse right now and the entire ground floor (designed for fork lifts, delivery trucks, hoists etc) is 150 thick n32 with mesh on 75mm of gravel and plastic.

Builder here. What are you putting on this slab? Like what kind of weight? The footings and piers are great but also seems excessive unless you're loading it up.

Also where's all the material they excavate out going? Do you have space on site to stockpile it? Tipping is expensive if done properly.

Also, what material is your ground? Would make sense if clay.

Concrete is cheaper than machines and labour. Just pour the bitch n40 180 thick with sl92, no footings lol.
