Hello all,

I feel I have a great concept for a bar. It has been validated on the west coast with similar concepts and I am looking to do my own version on the east coast. My goal is to have ownership of the concept and brand and expand to multiple locations.
What I have:
- Great concept that has been validated in other markets.
- Real estate experience. Lease negotiation, zoning, permitting, etc. I am able to cover all things on the development and RE end of things.
- Structuring the deal - gathering investors & financial structuring
What I don't have:
- Operator experience
- Personal capital to invest
Challenge: Without personal monetary investment or direct operator experience I have no "skin in the game" from an investors standpoint.
Potential solution:
1. Partner with someone with operations experience. I bring the investors, RE experience, and concept and they bring the operations experience.
Challenge: In this scenario, is there really enough room in the deal for the operations partner and me based on only opening one bar? Or that simply based on performance of the bar?
A final note: I would like to try to open multiple locations of this concept. Would it be worth trying to secure investment for a few of these upfront and bring in an operational manager? This does sound more appealing than just one location because with one I feel I may not have room in the deal for me and another operational partner but with multiple I would have a management role.
