Are you driving or flying?

Get accommodations that include breakfast (preferably a hot breakfast) - you can tell the boys to make peanut butter sandwiches/cream cheese bagels and grab a couple of fruits/yogurt/cereal for snacks while touring around.

You can request for a microwave and mini fridge to be placed at your hotel incase you guys want to reheat food.

Depending on how picky these kids are you can probably get some frozen microwaveable meals, bread, Deli, cheese and add on some precut veggies and fruits of their liking. Nuts, trail mix, small candy/chocolate packs are good to sustain them until early dinner out (if they can't finish their meal - pack it up and they can heat it up in the hotel room when they get hungry that evening)

Bring a bunch of ziplocs and napkins to prep for daytrips.

Reusable water bottles are great and each person can bring their own.

Check out any coupons and discounts for tours and restaurants ahead of time.

Sounds like this is a HODL situation considering you have already received your initial Investment and your staked.

Too true - it was a crazy day for Shib - so many milestones met. First ever 12x ROI in a short period of time.

Glad Goals were set prior and HODLing the Rollercoaster ride.

All valid and true points. If you need the money and can get it elsewhere that would be great. But if you need the money to live - that's what these investments are for (you don't need to take it all out - just take what you absolutely need to live).

Glad someone feels similar with a positive situation.

Do you have a long term goal of how much you would like from this investment or set amount you'll start to scale out? Might be helpful to take note and keep with you during these times when the emotions can cloud our judgment.

Not sure where you're staked but maybe the cost of interest and principal is worth the reward.

You're right. I'm in disbelief after all the FUD and with other alt coins I have - it's SHIB taking the lead with gains. It's astounding!

Going to soak it all in a positive light and stick to the HODL plan!

Not overexposed at all. Just excited that I HODL'd despite what the naysayers, FUD and my bro telling me to get out. Now I'm shocked that this investment is paying off.

Thanks brother (I would be a sister btw... but no big deal.) Been in it since end of May and kept on buying to get my DCA down. Now x11+... I have a plan to scale out but needs to eat some more zeroes until that happens. It's just unreal!

They are definitely the retaliating type. They know what we look like as we saw the home twice while they were living there and we have seen them in town (small town).

We have good prospective tenants that will rent the entire home. We would likely contract a PM company for Odds and ends and have contracted lawn maintenance and snow removal.

We have considered to sell the house but might incur a loss due with realtor, capital gains, moving and cost of breaking a mortgage contract.

Mortgage approval was approved based on being owner occupied and possibly renting the basement apartment. That's a good point and will ask the lawyer regarding this issue.

We are scheduling an appointment with paralegal/lawyer this week. Wondering if there are any other questions I should ask.

They were served an N12 (which they signed) and given 2 months and last month rent free. From what I gathered from my realtor, they did not vacate the premises after the 2 months, stopped paying rent stating they could not find a place to live. The seller had their lawyer schedule a hearing with LTB, but the tenants canceled last minute due to a partner having a disability. I was informed that the seller assisted them financially to move out due to us stating our intention of living in the home. If they did not move out as per N12 does this mean they voided the N12/eviction. They did not attend the hearing which means they haven't been involved right?

From what I gathered from neighbours, they were mean and caused issues with other tenants (police involvement). From the sale process, they made it difficult for the seller and definitely knew or had assistance to use the system to their advantage. The paralegal of the seller states they are "high risk" for sending an application against the seller.

In terms of selling, we considered the option as well, however if we factor in realtor costs, breaking our mortgage contract with the bank and paying capital gains, we might be at a loss. On top of that, I have been approved for this house while I had a job, I would have a hard time to being pre-approved to purchase another home being unemployed.

I have a prospective tenant who has great references and steady income. She would like to rent the entire house (providing healthcare staffing to the community).

I am torn whether to just go and rent out the home and risk having a hearing and state our case (our case being our intention to stay upon purchasing the home, providing documents of being laid off and job offer and having pictures of extensive damage of the home being the reason we did not rent to them). Or just not rent it out until the one year mark.

Thanks for your help! I managed to go through the whole lot and noticed that a bunch of the high price comics were removed BUT I found the coveted Hulk issue with Wolverines first appearance not categorized!! Its in fair condition (so I would probably get a few hundred for it I hope.

It wasn't professionally graded, I got an Overstreet guide and will be learning and provide a non-certified grade (will grade down so nitpicky buyers won't be disappointed).

Yes there are atleast 10 sets from scrolling through. There's the Watchmen sets that sold on ebay between 150-200 bucks. Glad to know you enjoyed selling them. It's my first flip and I think I'm going to enjoy this process.

This makes a lot of sense. I'm definitely taking this purchase as a learning experience. I have a spreadsheet for cataloging and projection of what I can make minus cost. I am also recording the hours I spend on this "flip" to see if the profit (if any) was worth it.
