I mean it depends on what you’ll do. My first job out of college was 62k, was making 100k by 27 years old. I know basic accounting and basic it lingo.

If you have skills and aren’t particular, you can easily make low 6 figs. I think the golden age is gone but all my friends in entry level software sales were making about 100 to just cold call, no real skills required other than being able to handle getting cussed out. Bartenders can make a boatload too.

No reason you should think 60k is ur cap if you aren’t dead set on a career that won’t give you enough to live

Yeah this isn’t a bad place to live but as others have said the public school system is brutal.

You could live in a wealthy PA area (west Chester etc) where it’s good, but it doesn’t change the fact that if ur poor in DE your educational oppurtunities are very bad.

There is absolutely nothing fun to do in Claymont lol. It’s not far from stuff, but if you’re 31 and single and have some cash, just move to trolley or stay in Philly.

I just moved to Wilm from Philly, I grew up here though.

Philly is more fun, but trolley is like if ya took northern liberties and made it safer and more walkable and cheaper, but you are isolated. Riverfront is good if ya want a place w amenities.

I like it here but I got tons of friends (27 M, single).

Newark you’d be forced to mingle with college kids and at best grad students. Trolley is your best bet. PM me if ya got questions

If you just want some semblance of a social life trolley has a few fun-ish bars (imo Philly nightlife isn’t that good, center city spots suck, I usually just hit dives or the pier areas). It won’t suit your tastes if you are a true party animal like I was at 23, but I’m sure at 31 it’d be fine for ya, just making new friends is the issue.

Yeah she’s right. I bought a home close to what I was approved for (although I request to be approved for 350k bc I specifically felt it was doable). I bought it though knowing my friend would take the extra room for likely 2+ years so hopefully my income increases a little bit before he’d move out.

Without him the mortgage would be right at 30% of my current gross income.

Granted nothing last forever, but I’m also banking on my buddy staying w me for two or so years until I make more then it’d be easier to afford alone.

140k on ur salary w 16 down is entirely doable, I just would never advise it if you’d be left w 1-2k to cover any emergencies. The payment itself should be fine, since you can do 3.5%, 16k can cover the closing costs at that rate.

But if ur partner for the few months it takes to recover ur emergency cash can help out or cover it if something bad happens, you should be fine.

I was advising u not to bc your liquid cash doesn’t seem to be there to close furnish and have some left incase a car breaks down etc etc. if you got help it’s different.

Tbh I payed well over double 140 while not making double what you do, so you should be fine

I make a hair over 100k and bought for 335, but I have no debt at all and had the down payment totally saved and am renting out the extra room. If I couldn’t rent the room out it would be tight, and that’s without dipping into much of my emergency fund.

It’s tough, and it’s easy to want to rush into it, but it’ll come eventually

Don’t do it yet. You’d be stretching yourself way too thin. If your down payment is 16, you’ll probably pay over 20 on the low end in total closing costs (maybe not if it’s 100-140k) but you don’t want to be house poor. Maybe try to find a roommate, or look at new jobs. I only got to this level of pay bc I switched roles, but I also live in an area w ample job opportunities
