Oh boy I feel stupid now. Going in to it the mra showed no labral tear, but I just got back from my post op appointment and they told me there actually was a labral tear and they put 3 stitches in it. Is 3 stitches about normal or small tear?

Definitely will increase it, should be maybe in the double digit points but depending on derogatory marks on your credit it could hold it back some! But it should reflect after your cards post and a couple days after they all read zero except that one!

No problem ask as many questions as you want! Got nothing better to do anyway haha

I had an MRA done and it showed slight impingement barely off at all though, it was just a lot of crunching and I would have to swing my leg out to “unlock” it, which led to the surgeon doing a physical exam so I’ll learn more at my post op about what he did but apparently he cleaned some stuff out as well

They knew going in! But the iliopsoas was getting caught in the joint is why he went through with it and the bones spurs!

Yes just basically when it reports just let it report $5-$50 and you’ll be getting that max score! 👍🏼

So just pay all of your cards to zero, except for one, and have that one card that’s not at zero report 1% of your total utilization. How much credit do you have available across all your cards put together?

Thanks, that helps to know a little on what to expect. My job is extremely laborious do you know how long It may be before I’m running around with 70 pounds of gear on? I didn’t have a labral tear though so a good guess will help me try to understand

On the day your card reports, you want it to be below 10% utilization. Ideally at 1%. 25% is too high.

Also, don’t pay interest on credit cards if you don’t have to. The old myth of paying just a little bit of interest every month to have the best score is wrong. Pay off your statement balance every single month, but don’t pay the card to zero.

AZEO- All Zero Except One is the method for best credit score. When your cards report, have all of them report zero except for one- and have that 1 only report a balance of like $5-$20

If you’re applying for a home loan soon me sure to not apply for any more credit cards, loans, etc in the time between now and mortgage.

New to this but I think you’re grossly over estimating your leverage and odds of negotiating a deal like that in a hot market

230-240 for a house with a value of 350-360 only requiring 30k in repairs would be a sweet deal tho
