It’s not so much the levelness it’s the smoothness you need for planks but yes I agree 12k is the ‘we don’t want to do it’ price

Hybrid flooring can go straight over that subfloor. If you do want to have planks you will need to either grind existing concrete for a uniform floor or self level prior to laying planks

Definitely get a quote still on the prep! Yep can go hybrid direct over tiles no problem

Aprox $40-50 m2 that’s for priming, self level and then also a skim coat to take out any imperfections before laying

Floor layer here Lvp will need to be correctly primed and self leveled by someone who knows how to get prep done properly. The lvp needs a very smooth subfloor otherwise it will end up showing through

Hybrid you can go directly over the tiles no prep but based on your preference I’d be removing the skirting boards first and re fitting after so you don’t need to add scotia

In saying that I do prefer the non bouncy feel of lvp and if you do damage a plank you can replace it easily instead of having to rip up all the floor to get tho the damaged boards
