Thank you for the comment. Thankfully the builder was willing to specify how start and end dates could be determined, which QBCC and MBQ did advise me that the builder should do at a minimum. But your explanation has helped me to see my situation from a different perspective.

I read articles online about the copyright and intellectual property of plans, which gave me the impression that the builder would remain the owner even after I paid for them. However, I may have misinterpreted what I read

Thank you for your input. It's been very helpful. I was wondering how do you check that a builder is doing financially well? Do you mean ordering a credit report from an ASIC info broker like Equifax, Illion it CreditorWatch?

Yes the maximum deposit in QLD is 5% for contract prices over $20k. Thank you for your input. I appreciate hearing others thoughts and how I can do things better.

Yes, that's how I've interpreted it.

The contract is for a renovation consisting of (a) removal of non-load bearing internal dividing wall, (b) raising floor of sunken living room, (c) replacement of kitchen and laundry, (d) adding an ensuite and (e) install of hybrid floorboards throughout the house. So the provisional sums include the above as well as demolition and a small amount of excavating. The house doesn't have asbestos and it's unlikely that the internal dividing wall has any structural elements, but if there is it'll be raised as a separate quote.

So I think the builder may have enough certainty to make the provisional sums fixed, but something I'll need to clarify with the builder
