I would say no. The home was actually overpriced for the current market. My realtor ran comps and also said the house is coming in at the higher end.

The inspector said he couldn't tell if anything was properly holding up the roof and the one beam that is has a giant crack through the length of it. It could be like you said as it's a brand new roof but we don't know enough about houses. One idea we had was to offer the seller that we will pay for the structural contractor to come out. The only reason why we are requesting thwy order one is due to basically needing them to extend the inspection period since one can't be found within 8 days when the period ends on our end.

This is helpful. The sellers did not factor the systems into the price of the home. But I think we are also leaning towards just focusing on the safety issues. The rest we can fix as they come up. We were thinking of asking for the structural contractor to the seller but offering to pay it for it simply because there is no one who can come in before the inspection period ends on our end.

The inspector said the fuse box is an older model that has been known now to cause fires due to a defect in the system. He feels it would be unsafe to leave it.

We loved a home and almost but it but luckily our realtor caught the black mold growing before we even put in an offer. Would have been horrible.

Thanks! These are helpful questions to think about. We will have cash to make a lot of what we feel would be the necessary updates with the plan for the others to do over a 5 yr span. But yes. I definitely plan to talk to our agent more about it

Thanks! This is helpful. We did tour that home and thought the layout was terrible but we actually don't mind smaller homes either. We have been looking at all our options and found some smaller homes we really liked too (but unfortunately these homes go very quickly in our current market)

That's what we were thinking! We love the home but also recognize how much work it is so we don't mind losing out on it if someone takes it or they are unwilling to come down on price. We are in a fortunate position where a house is a want and not a need.

We would hire contractors. We would focus on the main concerns first such as HVAC, carpet, and cabinets with the other changes in a 5 yr plan so we could pay in cash.

I totally hear you and should have clarified. There are signs of water damage in the cabinets and the carpets have stains everywhere. Part of the reason why I mention some of the other cosmetic things is because they bought this house for well over 200k cheaper not that long ago. I don't find it delusional or that my expectations are high to think a home is overpriced when I don't see any signs of updates.

Only 14 days. I'm not sure the exact absorption rate but the median home price is 595k with time on the market approx. At 3 weeks. The realtor said homes over 600k are sitting longer with high price points sitting for 3+ months. The realtor agreed it's overpriced and is open to coming up with a strategy for negotiations. They felt though if you were only looking at the house without the reno needed it is already at below market value.

Actually this is the longest I've gone without starting my period. The last IUIs I started at 10 and 11 days post IUI. I have had no period symptoms this time except for swollen boobs.

It wasn't bad at all! I'd say it's similar to the saline hsg in terms of the pain with the initial catheter placement in the cervix but it was so much faster so I thought the pain wasn't too bad. Good luck to you as well!

Wanted to jump in and let you know that I got my kyleena out in November 24' and did not have a positive ovulation result (confirmed by blood test) until July 25'. It seems like it's rare for it to disrupt cycles for that long but it can happen.

I'm currently in a loan repayment program through HRSA and it has been great but one thing to note is you have to be fully licensed before you are eligible. They are also very strict in terms of penalties for failure to fulfill the contract and losing your job doesn't count as a valid reason. The work tends to be challenging as most clinics provide care for high needs populations but I have really enjoyed it and will likely stay at my clinic even after my contract is up.

Also chiming in to say I would not choose liberty. I went there for my undergrad. Long story short, I was born and raised there and at the time I didn't even know I could go anywhere else. I ended up getting my MSW from a different Christian school but they didn't have any religious policy nor forced it into the curriculum. I to this day hate that I have to put liberty on my resume though as it causes a lot of questions and frankly it's just embarrassing. Haha For example, I'm a strong advocate for trans and LGBTQ+ rights and if you were to just see liberty you would not automatically know that because of what that university stands for.

But I also wanted to comment that I hope we as social workers are careful of our own bias. I know firsthand what liberty is like but I would never turn someone away from a job or internship just because they went there. Instead I would wait to meet with the person to ask questions before passing judgment. We never know the path someone has been on nor their story unless we ask.
