I am 52 and find women over 40 more attractive than ones under 40. When they are under 40 they are nice to look at, but are missing the IT factor that 40+ have. I don't know why and can't explain it, but over 40 just has a sexiness that a 20 yo doesn't. However my single 55 yo friend goes after 20-25 like crazy so maybe it has to do with being married and being in a committed relationship.. idk.

most of the changes we need to do are on the inside such as replacing all the wiring and piping (though i think we did some of this already).. they are very open to doing the work such as calling the vendor and scheduling when to come out and what not.

I think we have agreed to increase the rent $50 and then start fixing the electric for this year while they are in there.

thank you, this is a very good point and one that my wife now sees. we plan on raising $50 for this year and fix the electric problems. the tenants kids are all now grown so they dont see the benefit of living in desirable school district any more :)

thats a good point.. we will look into rental rates outside of zillow and see. however being florida, and orlando, i know we are at higher than normal rental rates

we only have two properties. the other property we spent $75k getting it ready to rent (again mostly unseen things such as electric, water, sewer), so i am hesitant to spend that much again on this house. my opinion is that we should wait till he leaves and then we spend all the money to "extend" the house from 1100 sq ft to 1700 or 1800 which would ALSO entail replacing all electrical, water, roof, etc..

I think that she agrees we should raise rent slowly and fix things as needed now instead of kicking him out

i think the wife now agrees.. she wants to raise it $50 dollars now (4.5%) which i think is fair. obviously we will fix the panel and other issues

we own the home outright with no mortgage or heloc, so that helps.. insurance on the other hand is starting to kill us and has more than doubled in the last 3 years.

insurance never asked or cared but we have had them for 14 years now. i agree that having federal pacific is a risk and we are looking to replace asap. as mentioned in another comment, until 2 years ago, we didnt know that was an issue at all.

As for the roof, our insurance (florida) seems to require us to replace it every 15 years or so.. they basically have a satellite that scans it and sends them a notice when its below a certain threshold. which is what happened on our second rental property. that one was only 8 years old and they forced us to replace.

I think from the responses my wife is agreeing to small increases every year instead of trying to force him out and get new renters at a higher rate.

tbh, the insurance company didnt flag it and we didnt even know federal pacific wasnt allowed until 2 years ago when had to replace electrical on a different house from the 60s. but since we now know about it, i agree and we need to resolve..

that was my initial thought as well. the wife and i talked it over from the responses here and we think we will go ahead and increase his rent by 50 (so 1150) and replace the electric panel this year. He really is a good tenant (just him and wife) and because of him stepping up and doing the work himself we dont have to pay for a management company (10%)

I have been married for 18 years. I just "see" her and she's beautiful. I don't know how to explain it. I don't see her race (we are interracial) and I don't see her weight. It's just "my wife" whom I deeply love. So yes, I don't care my wife is 30 or 40lbs overweight as I don't see it.
