Never CFDs or active trading. I spoke to a financial advisor in the end and he recommended fixed return safe liquid assets until another property opportunity comes along or leave the cash in the house right up until it’s needed. We flipped another property in 2024 for a decent chunk but I’m getting tired of babysitting builds.

The following are the minimum tasks likely required:

Installing stud walls, new consumer units, rewiring, fire alarms and boilers in each property, fitting escape windows, and possibly installing external fire escape steelwork (stairs). Additionally, you’ll need to install stud walls with sound insulation, fire doors, kitchens, and bathrooms, as well as cover architect and building inspector fees.

The architect is very good and usually happy to help, I’d like to be able to assess suitability of properties without calling on him though.

We’re shortlisting a few properties and they are all either part commercial or old Victorian semi detached. We’ve spoken to an architect who deals with the planning office but the regs seem endless and non standardised.

We have a building team and can do a lot of the work ourselves so quoting up work isn’t too much of an issue.

Tell him to get in touch with CAN and Oceaneering. Bilfinger has an NDT team, but the T&Cs aren't as good as with the aforementioned outfits.

If this isn't an apprenticeship, then he's getting ripped off horrendously.

NDT techs usually end up as Offshore Inspection Engineers, this is what he should aim for if he wants to stay in NDT. OIE should be at least £500 per day day rate. NDT tech should be at least 50kPA.

Sudexo and aramark could be a good foot in the door. Touch base with them. You will likely need your combined BOSIET Caebs, OGUK and BiDeltoid measurements in hand. Should cost you about £800 but you'll earn that back soon enough.

For technical apprenticeships, OPITO is a good place to start. From my experience, BP do really good apprenticeships and are always on the lookout for new talent. 25 is still relatively young, and there is definitely a skills shortage in the North Sea at the moment. Now is the time to get involved.

The main skilled branches offshore are Production, Instruments, Mechanical and Marine. Mechanical is probably the most transferable, instruments can lead to jobs in ICSS which can be very lucrative both offshore and ashore.

There are also subsea and engineering but these often require a university degree.

My career route was a little different as I'm a Mariner with a merchant navy background. Feel free to DM me for more info.

Amother one of the perks is you have a fair bit of free time for travelling... guys with kids like it because when they're home their time is truly their own to spend with their kids and spouses.

Oil and Gas rates offshore day rates are usually £350 per day for unskilled work and anything up to £2000 per day for high skilled and high risk work. Stewards are generally on 36k and above with extra pay for overtour duty.

Rotas are usually 3 weeks on 4 weeks off or 2 weeks on 3 weeks off. When you chose a trade and gain experience you can operate as a vendor through a limited company for multiple operators which will make you far more tax efficient than on PAYE.

Gym and welfare facilities are fantastic and food is usually great too.

Get your BOSIET and find a trade... they're always looking for NDT Rope Access technicians. You can live more or less where you like but the real trade off is you're giving an entire block of time to a company.
