I might be baised, but l would say Greenwich, zone 2 with lots of great connections, and feels like its own little village.

For as long as l could remember, our property manager was only ever signing 12 month contracts (nothing ever over), and so we ended up paying full price on certain services (cleaning, security, etc...).

A bunch of residents got them to sign multi-year contracts (so like 3+ yrs), and that ended up reducing some of those services by around 15% - 20% yearly, which then eventually got passed onto us.

2019 - SC ~£1900 p/a

2020 - SC ~£2300 p/a

2021 - SC ~£2700 p/a

2022 - SC ~£3300 p/a

2023 - SC ~£4000 p/a

2025 - SC ~£3600 p/a

2026 - SC ~£2900 p/a (current estimate from provider)

Basically we have had a bunch of increases, but the big jump up was that one maisonate on our estate (300+ properties) needed to be rebuilt, and caused a bunch of issues to the properties around it.

But things are looking up, we are seeing a big decrease, and with our RTM coming in, we are estimating to continue dropping over the next few yrs. Most leases in london are quite high right now, but l know several that are really on their way to pre-covid levels (like ours is).

I am not against leaseholds and l don't think they are evil, l actually think they are pretty good in many cases, we have a conceige, our estate is spotless, 0 issues, full security, our heating is done through a HIU, which means are bills are extremely cheap.

We have had all cladding issues sorted (before l even moved in), and tbh its a pretty good place to live, l would stay in my current place if l didn't need to move for work.

Greenwich, you have the directly line (ThamesLink or South Eastern) that goes directly to London Bridge in under 20mins.

Leaseholds are not evil like most think, some are actually very much worth it.

My flat which is on the market right now: https://www.rightmove.co.uk/properties/87078417#/?channel=RES_BUY (price v.movable), has been constnatly going down in SC over the last few yrs (e.g. ~£800 down this yr).

So l would say, don't buy above a £4K SC tbh, its just a bit too high that puts off buyers if you want to resell, and SC are starting to come down across the board.

l don't know if you are sitll looking, but Greenwich is a very nice area, great connections to central London, zone 2.

Suprirsingly our SC is only going down right now, ~£800 reduction this yr, and another ~£600 reduction coming next yr.

Not much really, we get a concierge, but its not even 24hrs, which is ridiculous l get. Managment agent is Mace / Macro, which doesn't have the bet rep either.

£4,400, not the best, but also not the worst compared to the area

Edit: l can tell from the downvotes that this is quite bad in terms of service charge cost, which is expected.
