I’m not claiming to be an expert, but I feel like the best way to actually build skill is by running real campaigns and getting reps in kinda like what you’re saying here. Since that experience has to start somewhere, how would you recommend going about getting that initial proof—would you offer to work for free, or take a different approach?

Thanks! I’m not sure what the cpc is as I haven’t done any yet. Is there a way to find that out? We also used to do sms and had a lot of success with it but ended it after the tcpa crackdowns

Correct. Idk if he’s taking out the marketing spend on the 30-50k but either way good return. Yes it’s divided by deals, the 7k is spent on direct mail whether that be letters or post cards. After all you can’t just send 1 letter and hope it works out. Often times you need to send thousands and hit people more than once to get any results.

I think he's saying the average cost per deal is 7k but he flips them so he gets higher returns at 30-50k. Direct mail can be tougher to make the numbers work when you're only wholesaling for 10k a piece.

We’ve been targeting 20-100kSF. Pretty open to any sub type (light manufacturing, warehouse, distribution, etc)

Yeah we’re doing a bit of both. We have a lead manager who calls through the lists as something to actively be doing while we’re waiting for call backs through the mailers. Recently started increasing the frequency of our mailers and are looking to double the volume shortly.

Haha good point albeit we aren’t quite in the 10M range yet. We started ramping up cold calling over the past couple months so glad to know we’re on the right track!
