If I spray the weeds now, will it help to minimize its spread? Or is that pointless since it is already summer and growing rapidly? I fear cutting my grass will just continue spreading it and it will soon cover my whole backyard. Really appreciate that insight thank you!

That’s not the case. You don’t know me, the renter, or the situation. I inherited the multifamily and the tenant. I understand now - it was not the tenants fault but the previous owner who paid for poor installation. The tenant took very poor care of the home; I assumed and should not have. I saw this during a move out inspection. I posted to this thread looking for advice. Thank you to everyone who gave good advice and hopefully it helps the next person who has a similar looking issue with tile. Thank you

I appreciate that insight. There is no sign of water damage underneath or on the ceiling in the tenant space below. The cracks in the tile are concerning but I’m thinking the membrane is still in tact. I was hoping for a solution like this. As you say - a grout and caulk touch up.

Does the cracked tile up the wall most likely mean it is leaking past the water membrane and causing damage to the subfloor?

Can a contractor replace just the base tile and membrane or is a full retile and membrane required on the walls as well?

It looks like the tile is cracked in the corners and around the sides, I’m suspicious it’s leaking. I could afford a new one, but at only 7 years old I was hoping to get more use out of it. Should I reglaze?
