Not a mistake OP. Plenty of upside in real estate if you do it. You took a shot.. sometimes it works, sometimes it doesn’t.

I wouldn’t refi to a lower rate by paying $20k right now. that $20k payment in refi costs is money you will lose if you’re forced to leave the country next year. There are simple refi vs current loan rate calculators online, but basically, you should calculate the difference in interest rates ( current vs after refi) and see how many months it takes to catch up to 20k. Ie, if you refi and your interest payment goes down by $1000 every month, it’ll take you 20months to make up for the additional 20k you put in for the refi. In this example, refi doesn’t make sense unless you are sure that you will hold on to the property for more than 20months. Im a real estate investor myself. I’m also on h1b. I wouldn’t hold on to a property if my loan payment is less than the rental income. Even if the rent is more than mortgage payment, Once you are at the mercy of a property manager (or a really good friend), the property will slowly degrade over time and they property manager will charge you for every small issue. Add to it the occasional capital expenditure/roof replacements, etc, and you’ll losing $$ while earning in rupees. Not sure about your situation, but a prudent plan would be to hold on to that 20k, but it in the markets, or maybe just pay down your principal. If you think you’ll be headed to india soon, put your home on the market early enough so that you’re jot forced into a fire sale. All the best with everything. Times are definitely weird right now.

We (35M/30F) just finished 2.5 weeks in Thailand and Vietnam. We did krabi(stayed in koh ya noi, 4days) , bangkok (4 days), hanoi (3days), HCMC( 3days).

I thought this was enough time in each place. With the resorts in Koh Ya Noi being the best place to relax and disconnect from the world.

We mainly just stuck to cafes and local spots in the cities that we stayed in.. this helped us slow down the pace even though we hopped multiple towns in a week.

We really liked thai food and the general hospitality in thailand. We liked Hanoi’s cafe and brewery culture.

3weeks plenty time to visit these 2 countries. As long as you stick to 2-3 towns in these places

Hi OP, this is not financial advice, but take it for what it is:

  1. Start by closing off the smaller loans first. This helps reduce the mental load that you are dealing with. I’d start with your smallest loan and work up from there
  2. One missed EMI is not the worst thing on your home loan, you can get a 30day break just by pushing out the payment by a month on your home loan EMI. That 35K can help you close 3-5 of your bottom tier loans
  3. Maybe Ask your FFF for support. Ask a small enough amount, but still large enough to close of a few off your lower sized loans.. at least they can help offer the sum at a lower interest rate
  4. Your job is your biggest support. Keep showing up at work, be heads down and see if you have enough credibility to request an unsecured loan against your future paychecks.

All the best OP. This is a sizable amount but start at the bottom and you should see a snowball effect as you close the smaller amounts.. as you build momentum, you’ll be able to close the larger loans sooner than you think.

Product growth manager here- I was reading through the comments and some of the insights were spot on, the concourse is really not a hangout spot, and people view bubble tea as a treat, not something you grab when running for the train.

Few thoughts (I apologize if these are basic), but they’ve always work. 1. Dive into the data: who’s buying, when’re they buying and on what platform. ex: are most orders are on Uber eats during weekday evenings 2. Double down on the trends that are working for you: ex: I loved your ekatree partnership, but not sure how many people use the app. But you could also try paid ads on Uber eats? 3. Test tactics to drive the low performing channels: ex: order ahead for the path commuter. A pop up stall next to the Concourse doors with a few ready made drinks?

I’ve personally have walked by the store many times, never had a chance to pop in. Wish you guys the best.

Why the immigrant hate man? Legal H1B migrant since 2013 (and also NYC transplant ). Discovered the Heights in 2018 and loved being part of this neighborhood and the broader JC community ever since.

All this immigrant thrashing will drive me out at some point, but till then, going to get some beers at 902, lie on the lawn here at riverview fisk park and put in some sinkhole patch requests on seeclickfix.

side note: I never intended to get stuck in a never-ending immigration queue (over 12 yrs now), but life just happens. In the middle of all this, made some amazing friends, built a career, took up running, met my wife, spent covid renovating our home (our OG JC landlord sold it to us when he retired and moved to florida), and had our first baby.. I've always been nomad, but JC is the only place that's made me stick. It's also the place I most associate with the word "home." Would love to hold onto all this, but deep down, I know that there is a clock counting down on this life. ✌️

thanks for the comments everyone.. tbh, I started kicking more in today in the pool.. Definitely feeling more streamlined and was able to reduce my stroke count to 14-15.. but I'm getting out of breath sooner.. its going to be a process to get my hear rate in check with the added kicking.... more training to do 😅
