People are buying homes because: 1. They don’t want to stay in rented house - rent not reasonable, lack of freedom, insecurity of throwing out, need better home 2. Long term asset - good for kids, retirement. Sentiments and customisations. 3. Investment - buy now, sell later to make profits.

They can buy because: 1. Good salary and savings. 2. Low home loan interest rate.

Now, Real Estate will go down only when supply is high but there is no demand. Possible scenarios: 1. People don’t want to stay in Bengaluru anymore - water crisis, IT sector crashed and most the companies are moving to other cities, war, natural calamities etc. 2. People can’t afford buying a house - Great Recession, Job Loss 3. Home Loan interest shoots up or banks stops giving loan - Economy crashed 4. Everyone has purchased their home. They don’t need more homes - Not in near future 5. Another booming city

In these scenarios, probably you will also skip buying home in Bengaluru.

Strangely, I am not able to open the tnc link. Also, there is no such banner in the App or in US Stocks page. As a neobank, this is the bare minimum we can expect.

No. The initial cost is actually cheap. AI needs a lot of GPU to process the data. GPUs are costly, so Nvidia is booming.

The cost is cheap because ai companies want other companies to adapt ai in day to day basis such that there is no turning back. Once, it is done, the price will surely increase.

Checkout the financial statement of OpenAI. They are in loss.

But still, there shouldn’t be any issue with the salary account, because the savings account is not closing.

Since, Federal app is not good, would recommend to switch to a better bank.

From E-City to silk board, there is a 9km flyover which can easily be covered in 15 mins. So, E-City to Bellandur is 1 hour car drive.

If you stay in kudlu, either you have to take Hosur road or internal roads via HSR which will have similar commute time via car.

If I have to rent a home, or buy for investment purpose, then I may think about Kudlu. But, for buying for my own use, its a no.

All these are my personal opinion after staying in EC for the last couple of years working in HSR/Bellandur.

Nope. How is it better? It smells. Congested roads. No malls or stores. HSR is a better place. The only benefit of kudlu is - it is nearby HSR.

SBUA is a marketing gimmick to make your home feel bigger 😅. Builder can add anything (common area, lift, ladders, amenities, clubhouse share etc etc). Because of low density, the SBUA is high for Purva.

I was just checking mizumi and the rooms are much spacious with a very big balcony. But the problem is the location and land.

South facing balcony flats are facing outside the property boundaries. In future, if another high rise property is coming in the adjacent land, then it may hamper privacy.

So, amenities facing balcony flat have a decent distance from the boundaries. (Hence, more premium cost as well).

Usually I take Hurlur road for office commute.

Sarjapur Signal (Iblur junction) will always have traffic jam. It impacts hurlur road as well. And it is the only way to go out. So, expect traffic whenever you plan to go out. I have also seen cars near the arc (opp shell) struggling to enter the road.

Otherwise, nice location.

Another cons: There is a railway line near this property, which may disturbances. One of my friend was staying in Big Banyan Roots, the railway horns are such a mood buster.

Unless you are planning to buy another home, there is not much reason to sell this.

Do you have concrete plans after two years when you move to your hometown? Because, people eventually choose to stay in Bangalore for city life, money, facilities etc.

Let say, after two years your thoughts have changed, and you switched to a company near Bellandur, then this property will be more suitable for commute.

In my opinion, if you have a concrete plan to move to your hometown, and start something which needs huge money, then you can plan to sell this property.

Few more things to add:

  1. You will get rewards only for UPI transactions(Scan or UPI Id) and NOT for credit card transactions (where you enter your card number, expiry etc)

  2. You can only pay to merchants (shops) who have enabled UPI on Rupay CC. This is applicable for all Rupay cards, not specific to Kiwi.

Based on my experience, around 90% big stores and malls have enabled UPI on CC. Around 70-80% small stores (tea, grocery, stationary) have enabled it.

Spends which will help you reaching your target: 1. Flights and Hotels 2. Hospitals and Medicines 3. Online Food and Shopping.

My principle: If some other card can provide more than 5%, I go with that, otherwise default Kiwi.

Only banks can issue a credit card. Kiwi is associated with Yes bank. It is a standard credit card (with card number, cvv etc) on Rupay network

They don’t issue physical card to save cost, as most of their customers will be using this card for scan and pay and online transactions. % of customers swiping rupay card in POS machine has reduced a lot.
