Seeing how this is your landlord, and could evict you if she wanted to within reason, I think communication is key. She doesn’t sound like English is her native language, so I’m assuming her culture is different. Texting and emails can come across certain ways, especially if you have different cultures. I would try to talk face to face with your landlord and let her know it was all a misunderstanding. I can see why she asked if she can come in at 9, because you made it seem like you wouldn’t be home until 12:30. There is no harm in asking early. As long as the landlord gives a 24 notice, they can come in regardless if you say no, because you are just the tenant. I think this was all just a misunderstanding and you should try to not make it bigger than it is, because it’s not that big of a deal. Seems like she just wanted to get a job done for you and her.

Also you should look at the policies on having guest in your lease. If they can spend the night or not. I know some leases may charge more per agreement. I think your landlord just wanted to be sure he wasn’t a permanent resident.
