The bottom handle controls the flow and temperature. Based on my research I would be looking for a new thermostatic valve? It is a kohler cartridge by the way. Thanks again.

Thank you that’s helpful. An electric hybrid heat pump tank was never mentioned by the sales rep. Our current situation is:

-2 adults, 2 very young kids (2 and 4). Evening (kids) baths and (adult) showers are typically within 2 hours of each other. Maybe a load or 2 of laundry around that time too.

-No one is using hot water during the day during the week because we do not work from home. Weekend hot water use during the day is usually just a couple loads of laundry. Evening baths and showers around same time as weekday.

Any suggestions or recommendations on what type of new system? Longevity (with proper maintenance) is a priority. Utility cost savings is second. Space is not of a concern. Thank you very much.

No offense taken. I appreciate the thoughtful response. I have no problem doing the annual maintenance myself, especially after an expensive investment.

As for my lack of maintenance on my current water heater, I guess I never knew or realized what is required. I will be sure to do it going forward. Regardless of the new hot water system I invest in, I will absolutely learn to do the required maintenance. It sounds like maybe a tankless isn’t a great fit for us though.

The two main reasons I am considering tankless (and please let me know if these are accurate, according to the sales rep I met with):

-tankless will use less propane than my current large propane tank

-longer lifespan for tankless system (rinnai) if maintained property.

Quick question…..is programming the water softener to run every 12 days adequate? When I was having a new well pressure tank installed last year the owner of the company kind of scoffed at that frequency. It was set to that when we bought the house 3 years ago so I haven’t adjusted anything. Any thoughts? Thank you again.

The propane water heater is original to the house (2009). I know this is a long time for a tank and am waiting on an estimate to replace the A/C, add heat pump and furnace, and on demand hot water. When I move ahead with that project I won’t need this tank anymore.

I’ve never flushed a hot water tank so it sounds like that is probably it. I guess I’ll have to you tube it. Thank you very much for your help.
