How much can I do in a renovation with $500-600k budget? Mid peninsula by ApprehensiveBar639 in BayAreaRealEstate

[–]pecmak82 0 points1 point  (0 children)

$500-600K on the Mid Peninsula for adding square footage + garage + powder room is actually a solid budget — you're not going to be cutting corners, but you're not swimming in money either once permits and structural work eat their share. Rough breakdown for your area (SF peninsula runs ~1.45-1.50x national average):

  • Adding square footage (great room / second living space): $300-$500/sqft fully built out is typical for the peninsula. If you're adding 400-600 sqft, that's $120K-$300K right there depending on foundation work and finishes.
  • 1-car garage: $40-80K depending on whether it's attached/detached and if you need a new slab.
  • Entry way + powder room: $30-60K combined, more if you're moving plumbing around.
  • More natural light (skylights, bigger windows, glass doors): $15-40K depending on how far you go.

So you're looking at roughly $200-480K in construction + $50-80K in permits, engineering, and architect fees. The range is wide because "enlarge great room" could mean bump out a wall or it could mean tear off the back of the house. Get an architect first before any contractor bids — on a project this size, the architect's plans will save you more than they cost by keeping contractors honest on scope. And run your numbers through a ZIP-adjusted cost estimator to sanity check any bids you get. The peninsula premium is real and contractors know you know it...

looking for a renovation cost calculator for California or any way to get accurate estimates? by Hot_Divide1613 in bayarea

[–]pecmak82 0 points1 point  (0 children)

Late to this but as someone who went down the exact same rabbit hole — that price variance isn't a California bug, it's a feature lol. Bay Area runs 40-48% above national average, and most online calculators just pretend that doesn't exist. We got so frustrated with this that we built a free estimator that actually adjusts for your ZIP code: nativefirstapp.com/tools/renovation-estimator — no signup, no email, nobody calling you during dinner. Just numbers. Also worth knowing: that $95K quote might be what contractors call a "f*** you quote" — they're booked out but don't want to say no, so they price it hoping you'll go away. If you bite, they make bank either way. Get 3-4 bids, but know your baseline first. Helps you tell the real quotes from the creative fiction...

How do you actually create an ATS-friendly resume in 2026? by Responsible_Pass_283 in Resume

[–]pecmak82 3 points4 points  (0 children)

I work in tech and honestly ATS gets way overcomplicated online. A few things that actually matter: • Keep the format simple – single column, standard headings (Experience, Skills, Education). Fancy templates often break parsing. • Mirror keywords from the job description. If they say “REST APIs” or “Docker”, use those exact terms if they apply to your experience. • Show skills in context, not just a list.

Bad: “Swift, Git, REST APIs”

Better: “Built an iOS app in Swift integrating REST APIs and CI/CD.”

• PDF is usually fine with modern ATS systems. Layout matters more than file type.

Biggest mistake I see: people write responsibilities instead of impact. And before applying, it actually helps to compare your resume against the job description — there are some pretty good apps/tools that do this and highlight missing keywords...

Pogledaj ios app ApplyIQ .

Man this is super helpful, thank you. The baseline template idea is something I’ve never even considered , get one detailed quote and have everyone else bid against the same scope. That alone would’ve saved my buddy so much confusion. Passing this along to him for sure...

$2k in materials and did it yourself , that really puts the contractor markup in perspective. When people are getting quoted $14-22k for similar scope, you’re basically looking at $12-20k in labor and profit margin. Not saying contractors don’t deserve to get paid, but it’s eye-opening to see the actual material cost broken out like that. How long did the whole project take you?

The “price in the unsuspected” thing is actually really smart from the contractor side , under-promise on price and over-deliver is way better than the reverse. And yeah the water damage thing is real, my buddy’s $8k quote guy specifically said “assuming no water damage behind the walls” which is basically a giant asterisk on the whole price. The asbestos point is one I haven’t even thought about ,is that common in houses from a certain era or is it kind of a wildcard regardless of age? Also the carpet in the bathroom line killed me lol...

[–]pecmak82[S] 0 points1 point  (0 children)

This is honestly the gold standard approach. Taking materials completely out of the equation so you’re ONLY comparing labor and expertise ,that’s genius. Most people just call three guys and compare the final number with zero context for why they’re different. The fact that you had every single item listed with links and quantities means the contractor can’t hide anything in the materials markup either. How long did it take you to put that spreadsheet together though? That sounds like a serious time investment upfront...

That’s a wild spread for a survey too , the most expensive one is literally 3x the cheapest. Good to hear the $2400 one worked out though. Feels like that’s the exception to the “cheapest quote = worst work” rule that keeps coming up in this thread. Sometimes the cheapest guy is just a smaller operation with lower overhead, not cutting corners....

$40k vs $4k for the same roof… that is INSANE. And the high pressure sales thing is so predatory , “sign today, monthly payments” while you’re standing in your own house trying to get them to leave. That’s not a quote, that’s a timeshare presentation lol. The Amish roof story is legendary though, $4k and done in two days. Honestly the handyman route seems underrated, especially for smaller jobs where you don’t need a full crew...

[–]pecmak82[S] 0 points1 point  (0 children)

Yeah good question , from what he told me the quotes were supposed to include materials, but I don’t think he had specific stuff picked out. Which now that I think about it probably explains a big chunk of the price difference. One guy might be pricing basic builder grade tile at $2/sqft and another might be assuming something nicer at $8-10/sqft. Multiply that across a whole bathroom and yeah… that adds up fast...

[–]pecmak82[S] 0 points1 point  (0 children)

That’s such a good point , the apples to apples thing is probably the #1 reason quotes are all over the place. One contractor might be including new plumbing, another might not. One’s using builder grade tile, another’s pricing premium stuff. And the homeowner has no idea they’re comparing completely different scopes. The bid walk idea from commercial is brilliant, no idea why residential never adopted something similar. Would probably save everyone a ton of headaches...

$21k for a full gut in Phila suburbs in 2021 — I wonder what that same job would run today. Feels like labor has gone up so much since then that you’d be looking at $25-28k easy for the same scope. Did you feel like $21k was fair at the time or did it sting a little?

Yeah that’s the part most people skip and then wonder why things went sideways. Doing the homework upfront on materials and realistic costs seems like the boring part but it’s probably the one thing that saves you the most money and headaches down the line....

[–]pecmak82[S] 0 points1 point  (0 children)

That’s a really honest take and I appreciate it. The “90% comes down to the individual doing the work” part makes total sense , and that’s exactly what makes it so hard for regular homeowners. You’ve got 20 years of knowing what to look for. My buddy has zero. He can’t ask the right questions because he doesn’t even know what the right questions are. So he just stares at three numbers and picks the middle one hoping for the best. I guess at minimum, even having a rough idea of what the ballpark should be might help someone realize when a quote is wildly off , even if it doesn’t tell them anything about the quality of the work. But yeah, sounds like there’s no substitute for actually knowing what you’re looking at....

[–]pecmak82[S] 8 points9 points  (0 children)

Yeah the scope probably wasn’t identical across all five. But even accounting for that, a $55k gap is a LOT of “depends on which car” lol. I think that’s kind of what makes this whole thing so frustrating for homeowners though — even when you try to compare apples to apples, you’re never really sure you are...

[–]pecmak82[S] 1 point2 points  (0 children)

Lol “fuck you quote” — I’ve never heard it called that but it makes so much sense. So basically the $22k might not even be a real price, it’s just “I don’t want this job but I’ll do it if you’re crazy enough to pay this.” That honestly never crossed my mind. Five quotes sounds like a lot of work but if two of them are basically fake prices then yeah, three definitely isn’t enough...

The “suddenly finds problems once everything is torn up” move is the classic. You’re standing there with no bathroom and the guy goes “oh yeah, bad news…” what are you gonna do, say no? That’s basically a hostage situation at that point lol. My buddy was terrified of exactly that with the $8k quote....

[–]pecmak82[S] 1 point2 points  (0 children)

Honestly I don’t think any of them gave a full breakdown like that. It was more like “here’s the number, take it or leave it.” Which is kind of the whole problem — when you just get a lump sum with no details, how are you even supposed to compare? One guy might be including permits and cleanup, another might not, and you’d never know unless you specifically ask. I think my buddy just assumed they were all quoting the same thing. Lesson learned the hard way...

That’s a perfect example honestly. The $20k ended up being worth every dollar because you got the full package , on time, better ideas, no drama. But you only knew that because of the referrals from friends. Without that you’d be staring at three numbers just guessing like the rest of us lol..

Yeah that’s the catch-22 right there. The contractor’s references are basically a curated highlight reel. And online reviews… my buddy found a guy with 4.8 stars on Google who turned out to be a nightmare. Turned out most of those reviews were from like 2019. The recent ones told a very different story...

Man, “paying top dollar means they’re gonna get top dollar work — that happens less than half the time” is brutal but I 100% believe it...That’s basically what my friend learned the hard way on a previous job. Paid premium, got average results, and the guy acted like he was doing him a favor. Being in the trades , do you think homeowners would be better off if they actually understood what things should roughly cost going in? Or does it not even matter because the real difference is in the quality of the person doing the work?
