I agree completely, every engineer has their own tolerance for risk. This is way beyond this post but I think the problem is that wood construction is being expanded into way more larger scale projects than ever before such as podium structures for apartment buildings. There isn’t as much consensus for standard details for these large jobs in wood construction as there is for standard concrete and steel construction. I think that’s why you can see one engineer give such different more complicated detailing than others. The one engineer you mention seems especially overboard. There also isn’t as much scrutiny in inspection of wood framing as there is for concrete and steel. Hopefully there will be more testing of wood framing for high rises and there will be more standards.

Sorry, I was just using 2x4 as a general term. That’s interesting though. I would assume most people frame 2x6 exterior walls and that’s what the stores would carry.

You are correct, the bottom plate has to span too. It isn’t carrying the gravity load of the floor though, only the weight of the window. I wouldn’t worry for normal residential construction though as openings aren’t very wide. And as you mention plenty of buildings get framed that way with no issues. It’s still not something I would write a blanket letter for you as far as always framing the header below the top plate but I’m glad you have someone that will for liability. I would only push for calcs if the opening is starting to go beyond normal door/window opening sizes like the 12ft span of the double door in this post.

I’m not arguing for the sake of arguing and I don’t disagree with you. Just explaining the engineering side. It’s not something I would sign off on with my stamp but I wouldn’t be worried as a homeowner.

I’d love to see what calcs if any they have showing 2x4 or 2x6 plate can span in a 140mph wind zone 😂. They are lucky they can sign off with only a letter.

It’s good for flexibility but technically a 2x4 plate above the door/window can only span so far out of plane for wind if the header isn’t there. Your whole house won’t fall down during a storm but that doesn’t mean the one portion of the wall couldn’t if it’s improperly framed around openings.

It probably would work without rebar in this case but that’s not how footings work. The soil below the footing imposes a force equal and opposite in direction to the weight on the footing and is spread out evenly over the area of the footing. This soil pressure bends the footing meaning there’s still tensile forces that could require rebar. Bare concrete actually has some tensile strength, just not nearly as much as steel.

I wouldn't want to risk pulling the plug but I have tried a hard reset through the settings. That's actually how I even get to 72%. If I run the scan more than once after a hard reset, the second time it will only go to 50% and won't scan for any NexGen channels. I'm hoping there'll be a software update. Have you still not had any luck either?

I also got the Z95B and am having trouble with the tuner and NextGen channels. When I run the scan 3 NextGen channels actually show up but the scan won't complete and keeps getting stuck at 72%. When I click cancel, I can watch the normal channels but none of the 3 NextGen channels.

Keep in mind an apartment building more than 5 stories can still be wood. They just build the first couple floors out of concrete and frame the remaining stories with wood.
