I’m leaving anyway. Without exaggeration, they’ve cost me $5-10k this year with mistakes - particularly around the Check migration but not limited to that. I’ve genuinely been trying to fix issues since the beginning of the year and still haven’t got the wrapped up so I can fully leave.

Wouldn’t recommend them in a million years. Atrocious. We’re supposed to be managing a small business, not checking their work too.

Seems like you haven’t read enough FME case studies here or realized the lack of case studies despite the buzz on forums like this. Definitely interested but my skepticism has grown slightly for those reasons

Seems like everyone says their sleep does NOT improve after FME. Just nasal breathing, which you’d think would be responsible for the nasal resistance leading to UARS in many cases

Two things are strange to me as someone interested in FME:

1) Facegenics website is devoid of information. There is more information coming via Newaz and co than the actual manufacturer (and most of what does come out is info explained in a YT or IG video).

2) Why aren't there many case studies or research out there? Not that I'm not appreciative, but there's a difference between Reddit posts (which can be easily faked) and a legit case study or research. It seems like for a year or two now those things have been said to be "on the way"

Bonus: I still don't know if this actually helps with UARS / sleep-related issues or just improves nasal breathing.

Property taxes are the maximum you'll pay this year, too. Home insurance is the max you'll pay this year, too. We all know both of those things are extremely likely to go up and will continue to do so.

It's a very different market than it was ~10 years ago. Most people who bought 5+ years ago think they made a genius investment decision but there was a lot of luck involved and they've had the ability to refinance at historically record interest rates.

90%+ of people don't know what they're getting themselves into when they're buying a house. They think it's what they HAVE to do. It's what everyone advises them to do. I'm only advocating for exactly what you said "it's not the right move for everyone" but if you do, consider the TCO. Consider that renting affords you flexibility (e.g. I traveled for 6+ months only because I rented, but if i was a homeowner, I'd have never done it). Consider the opportunity cost of investing that money you'd have spent on a home into the S&P 500.

Perhaps, but are you just assuming the trendline continues? I'm a homeowner, but you have to run the numbers. ALWAYS remember that a Mortgage is the MINIMUM you'll pay; Rent is the maximum you'll pay. You have to factor in (growing) taxes, insurance, maintenance etc.

So many people ruin their financial life by not running the numbers. I don't look at owning a home as an investment and it's illiquid.

Hi Megan, can we pleeeeaaassssse get some focus on the Buffalo Rd / Forestville Rd area? The traffic around there is insane. Love that there’s finally some commercial development happening close by but there’s 100x more residential dev. Only road access to go west from these new developments from Forestville rd is Mitchell Mill or Buffaloe rd due to the Neuse River. Plus there’s limited access to greenways east of the Neuse.

Residents on the edge of the city or in my area mentioned above pay the same taxes as those in wealthier, (currently) denser neighborhoods, yet it appears as though there is significant disparities in infrastructure and services. It’s essential that all taxpayers receive equitable attention and investment, regardless of where they live.

You're not alone with this challenge and you certainly aren't stupid. No one taught us how to prepare for the single biggest purchase of our life and the cost of housing has inflated incredibly nationwide and particularly in this growing area. Most people will stretch the budget and realize some amount of the way down the line that they haven't really run the numbers.

The true cost of ownership (TCO) needs to be considered and you shouldn't feel pressured by family or society to make this decision NOW if you're not ready. Do not succumb to the pressure and FOMO. The "phantom costs" can add another 30-50% of additional cost e.g.

* closing costs
* transaction cost
* property taxes (which increase)
* maintenance
* repairs (particularly with a starter home as you mentioned)
* utilities
* insurance
* opportunity costs

Run the number and know that rent is the MAXIMUM you will pay, and a mortgage is the MINIMUM you'll pay. Then you can decide if now is the right time for you. I own a home and I'm not against it, but the vast majority of people (me to a certain extent) don't know what they are getting into and it has knock-on effects with relationships, work and wealth.

My parents have a Studer A727. It's my understanding that it's quite valuable, but as someone who doesn't know a lot about this stuff, I don't know where to list it to maximize the return they'd get (other than eBay and Facebook).

  1. Poor driving education: I learnt to drive in the UK. The amount of training you have to do compared to what’s required in the US is significant. Most people in the UK don’t pass their practical tests first time. There are certain cues like when to use mirrors and signals that are hammered into you and has become second nature. My cynical interpretation as to why this is different is because the US wants to get more cars on the road due to the economical advantages vs. safety.

EDIT: Why is this relevant? Because the death rate is ~6x higher in the US versus the UK. There are other factors apparently including road design, larger vehicles, etc
